Real Estate Calculators

Georges Matar's 6 professional calculators: mortgage, welcome tax, closing costs, affordability, rent vs. buy, and home value estimate.

Six calculators, set to Quebec rules, answering the questions that come up before every purchase and every sale. They run in the browser: nothing you type is sent anywhere or stored.

What each one answers

The mortgage calculator gives the monthly payment, the CMHC insurance premium when the down payment is under 20 %, and the total interest cost over the life of the loan. It is the starting point of almost every financing conversation.

Affordability works the other way around: from income, debts and down payment, it shows the realistic price range. It applies the two ratios Canadian lenders use, GDS and TDS, along with the stress test.

Transfer duties, which everyone calls the welcome tax, are calculated against the current brackets and the municipality. Montreal applies its own upper brackets, which changes the amount by several thousand dollars on the same property.

Closing costs gather what gets added to the purchase price: notary, inspection, tax adjustments, title insurance, GST and QST on the CMHC premium. This is the item first-time buyers underestimate most often.

Rent versus buy compares, over a chosen horizon, what renting costs and what buying costs, accounting for appreciation, property taxes, maintenance and the opportunity cost of the down payment.

The home value estimator gives an order of magnitude for market value based on the area, the property type and its characteristics.

What they do not do

None of these tools replaces a mortgage pre-approval or a certified appraisal. They exist to frame a discussion, not to settle it. A lender looks at your full credit file; a market valuation rests on recent comparable sales that only register access lets you select properly.
