Using this site creates no brokerage relationship
This is the most important point on this page. Reading an article, using a calculator or sending a message through the form creates no brokerage contract and no obligation on either side.
A brokerage relationship arises only from a signed written brokerage contract, on the mandatory OACIQ form. Until that contract is signed, no step is taken on your behalf and no fee is owed.
The calculators give orders of magnitude
The six calculators on this site apply the Quebec rules in force as of their last update: transfer duty brackets, CMHC premiums, GDS and TDS ratios, tax rates.
Their results are estimates. They are not a mortgage pre-approval, a certified appraisal, tax advice or a financing offer. A lender decides on your full credit file. A market value is established from recent comparable sales and a visit. Scales and rates change, and a page may not have been updated on the day you read it.
Check any figure that matters with your lender, your notary or your accountant before committing.
The articles are not professional advice
Articles on this site regularly deal with taxation, latent defects, insurance, co-ownership and real estate law. They provide general information, current as of their publication date, written for a broad audience.
They do not replace the advice of a notary, a lawyer, an accountant, a chartered appraiser or a building inspector. Every situation has its particulars, and a general rule that is accurate can give a wrong result when applied to a specific case.
Property listings
Listing information comes from the seller, the Centris listing and the documents available when the page went online. It is published in good faith, without warranty of accuracy or completeness, and may change without notice.
Dimensions, areas, years of construction and tax amounts are indicative and must be verified. A property shown here may have been sold, withdrawn or modified since your last visit. No listing constitutes an offer or a contractual commitment.
A sold property stays online with the corresponding marking. Its price is no longer displayed, in accordance with OACIQ rules on advertising completed transactions.
Ownership of the content
The texts, photographs and calculators on this site are protected by copyright. They may be quoted with attribution and a link to the original page. Full reproduction, republication or commercial use requires written permission.
The RE/MAX, RE/MAX DU CARTIER, Tranquilli-T, Integri-T and Coproprie-T marks belong to their respective owners and are used under the agency affiliation.
Links to other sites
This site links to external resources: OACIQ, Centris, RE/MAX Québec, government sites, scheduling tools. Those sites have their own terms and their own personal information practices. No control is exercised over their content.
Personal information
How information submitted through the forms is handled is described in the privacy policy, written in accordance with Law 25.
Site availability
The site is provided as is. No warranty is given as to uninterrupted availability or freedom from error. Pages may be changed, moved or removed at any time.
Complaints and oversight
Real estate brokerage in Quebec is overseen by the OACIQ, whose mandate is to protect the public. The register of licence holders lets anyone verify that a licence is valid. Any dissatisfaction can be raised first with the office directly and then, if needed, with the OACIQ, which receives and handles complaints from the public.
Governing law
These terms are governed by the law applicable in Quebec. Any dispute falls under the courts of the judicial district of Laval.
Changes
These terms may be modified. The last updated date at the top of the page indicates the version in force.
