Longueuil is the gateway to the South Shore, and one of the few off-island cities where the metro connects directly to downtown Montreal. It is an area I cover on the same footing as Laval, Montreal or the north shore.
Three boroughs, three markets
Vieux-Longueuil holds most of the plex market and the older housing stock. Streets within walking distance of the Longueuil-Université-de-Sherbrooke station trade at prices that have little to do with the rest of the city: it is the only place on the South Shore where a buyer can genuinely go without a car.
Saint-Hubert is the most affordable and the largest sector. Mostly single-family stock, larger lots, and an offering that attracts families priced out of Brossard or Boucherville. It is also where price gaps between two streets are widest.
Greenfield Park keeps its own identity, with a historic anglophone community and housing stock from the 1950s through the 1970s. Mature lots and established trees are a real argument for part of the buyer pool.
What to check first here
System age, in Vieux-Longueuil and Greenfield Park. A good share of the stock is over fifty years old: roof, electrical service, cast-iron plumbing, French drain. That is not an obstacle, it is an amount to build into the offer.
Existing leases, for any plex. A building with below-market rents cannot be freely corrected: Quebec’s rent-setting regime tightly frames increases, and the real return has to be calculated accordingly.
Aircraft noise in Saint-Hubert, for properties in the approach corridors. It does not prevent a purchase, but it is negotiable.
Selling in Longueuil
The buyer pool comes as much from the island as from the South Shore, which widens the comparison. A buyer leaving Hochelaga compares your property to what they would have gotten by staying on the island, and that comparison often decides the offer.
