Chomedey is the Laval sector where the three main residential products sell side by side, often on the same street: single-family homes, plexes and condominiums. Valuation is more demanding here than elsewhere.

What moves prices in Chomedey

For the Commission de toponymie du Québec, Chomedey is a sector of the city of Laval, and the former city of Chomedey merged with Laval in 1965. Its boundaries are still legible on a map: Autoroute Chomedey (A-13) to the west, Autoroute Jean-Noël-Lavoie (A-440) to the north, Autoroute des Laurentides (A-15) to the east, the rivière des Prairies to the south. These are the markers used in Ville de Laval by-law L-5000-11.

According to APCIQ’s Centris community profile for the Laval (Chomedey) area, in the 2nd quarter of 2026 the median price was $652,500 for single-family homes (130 sales), $425,000 for condominiums (157 sales) and $962,500 for plexes of 2 to 5 units (30 sales).

Condominiums therefore sold more often than single-family homes, which is unusual in a suburban sector. Average days on market also vary: 30 days for single-family, 37 for plexes, 62 for condominiums, same source. A condo seller who copies the strategy of the neighbour who owns a bungalow is in the wrong market.

The figures for the following quarter are in the Chomedey, Laval real estate market in the third quarter of 2026: sales, median prices and days on market for single-family homes, condos and plexes, as published by Centris.

The five districts

Ville de Laval divides Chomedey into five districts, and they do not behave the same way.

L’Abord-à-Plouffe occupies the southern part, from Pont Lachapelle to Autoroute Chomedey, with the rivière des Prairies as its boundary. It is the oldest core, and the one where the riverfront strip changes the rules.

Souvenir-Labelle runs from boulevard du Souvenir to the river, between boulevard Curé-Labelle and the A-15. Housing here sits directly alongside the sector’s two busiest arteries.

Le Carrefour, between the A-440, the A-15, boulevard du Souvenir and boulevard Curé-Labelle, is the retail pole: it holds Carrefour Laval, at the A-15 and A-440 interchange, and the STL’s Terminus Le Carrefour.

Saint-Martin covers the northwest, between the A-440, boulevard Curé-Labelle, 100e Avenue and Autoroute Chomedey. The municipal boulevard Saint-Martin worksite runs through it.

The Chomedey district occupies the west centre, from boulevard Saint-Martin Ouest to boulevard Notre-Dame. It is the heart of the single-family stock.

Corridors, transit and schools

Two corridors structure the sector: boulevard Curé-Labelle, which carries Route 117, running south to north, and boulevard Saint-Martin, running east to west.

On 12 March 2025, Ville de Laval announced the transformation of a 13 kilometre section of boulevard Saint-Martin, a joint $39M investment with the federal government: 525 trees, 15,000 m2 of planted medians and 4.3 km of new cycling links between montée Champagne and 100e Avenue. The city states that the artery carries more than 30,000 people a day and expects the work to finish in 2026.

City council also adopted, on 13 July 2022, an urban planning code based on urban form rather than separation of uses: what can be built on the neighbouring lot is read there.

Chomedey has no metro station: the three Laval orange line stations, Cartier, De la Concorde and Montmorency, are east of the A-15. The STL operates three bus terminuses, Montmorency, Cartier and Le Carrefour, and only Le Carrefour is in Chomedey.

The French public school network falls under the Centre de services scolaire de Laval, which assigns the school by address: two neighbouring streets do not always lead to the same school. The English public network falls under the Sir Wilfrid Laurier School Board, whose Laval Senior Academy is at 3200 boulevard du Souvenir Ouest.

Selling in Chomedey

The asking price is set by product, not by street. A single-family home compares to single-family homes, a condo to units in equivalent buildings, a plex to buildings whose income is verifiable. My comparative analysis also includes properties withdrawn from the market without selling: they show the real ceiling buyers set for that product.

The seller’s declaration is the other document not to rush here: riverfront strip, water service line, work done with or without a permit. Omitted information almost always surfaces in the inspection report, and costs more then.

Buying in Chomedey: what I check

First, the riverfront strip. The Quebec government map of the territory flooded in 2017 and 2019, published by Ville de Laval among its flood zone maps, covers land in Chomedey along the rivière des Prairies, notably around boulevard Lévesque Ouest, promenade des Îles, rue de la Loire and rue du Havre. The city states that the mapping in force, the high-velocity (0-20 years) and low-velocity (20-100 years) zones, remains the reference until the new mapping produced by the Communauté métropolitaine de Montréal, expected by the end of 2026. This affects permits, insurance and financing: the address gets checked before the offer.

Then water. Ville de Laval states that a house built before 1967 may have a lead service line, and it runs an action plan to identify at-risk areas and replace the municipal portion. Part of Chomedey’s stock predates that year.

The rest does not change: roof, windows, French drain, electrical panel, pre-purchase inspection by a building inspector. For a condominium: declaration of co-ownership, minutes, contingency fund. For a plex: leases, rents actually collected, and the return once a reserve for work is provisioned.

You also benefit from Intégri-T, paid by the seller or by the buyer, covering up to $50,000 in latent defects for three years after the notarial deed, and from Tranquilli-T.

FAQ

Frequently asked questions

What is the price gap between a house, a condo and a plex in Chomedey?
According to APCIQ’s Centris community profile for the Laval (Chomedey) area, in the 2nd quarter of 2026 the median price was $652,500 for single-family homes, $425,000 for condominiums and $962,500 for plexes of 2 to 5 units. Average days on market also differed by product: 30 days for single-family, 37 days for plexes and 62 days for condominiums. That is why a condo and a bungalow on the same street are not brought to market the same way.
Are there flood zones in Chomedey?
Yes, along the rivière des Prairies. The Quebec government map delimiting the territory flooded in 2017 and 2019, which Ville de Laval publishes among its flood zone maps, covers land in Chomedey, notably around boulevard Lévesque Ouest, promenade des Îles, rue de la Loire and rue du Havre. The city states that the mapping currently in force, the high-velocity (0-20 years) and low-velocity (20-100 years) zones, remains the reference until the new mapping prepared by the Communauté métropolitaine de Montréal is published, expected by the end of 2026. You check the address before making an offer.
Is Chomedey served by the metro?
Not directly. The three Laval orange line stations, Cartier, De la Concorde and Montmorency, are all east of Autoroute des Laurentides, so outside Chomedey. The STL operates three bus terminuses, Montmorency, Cartier and Le Carrefour, and only Terminus Le Carrefour is in Chomedey, next to Carrefour Laval. For a buyer targeting downtown Montreal, the real commute is bus plus metro, not distance on a map.
What should be checked in a 1950s to 1970s house in Chomedey?
Ville de Laval states that a house built before 1967 may have a lead water service line, and it runs an action plan to identify at-risk areas and replace the municipal portion. Part of Chomedey’s housing stock predates that year, so the question goes to the seller and gets verified. Add the real age of the roof and windows, the condition of the French drain and the electrical panel. A pre-purchase inspection by a building inspector is never a step to skip.
Real estate agent or real estate broker in Chomedey, Laval: what is the difference?
In practice, none. In Quebec, the only title recognized by the OACIQ, the body that issues licences, is real estate broker (courtier immobilier). “Real estate agent” is common usage, borrowed from English and from the other provinces, and it refers to the same person. If you are looking for a real estate agent in Chomedey, Laval, what matters is that the person holds a valid licence in the OACIQ register: mine is number J7941. The nuances are explained in this article.
