My Services

Selling, buying, renting, market value assessment and income properties, in Laval, Montreal and 38 cities across the North and South Shores.

Residential real estate broker at RE/MAX DU CARTIER INC., OACIQ licence J7941. Here is what a mandate actually covers, from the first call to the signature at the notary.

Selling a property

Pricing based on recent, verified comparable sales rather than a range given by feel. File preparation: certificate of location, seller’s declarations, co-ownership documents, work invoices. Professional photography, Centris listing, distribution across the RE/MAX network and social media. Organizing and attending visits. Analysis of each offer, its conditions and the strength of the buyer’s financing, then negotiation. Follow-up on conditions through to signature.

The steps are set out on the seller’s page.

Buying a property

Setting the real budget, down payment and closing costs included, before the first visit. Searches and alerts on listings matching the mandate, including those not yet widely circulated. Visits, critical reading of the seller’s declaration and the co-ownership documents. Drafting the promise to purchase, the inspection and financing conditions, then negotiation. Coordination with the inspector, the mortgage broker and the notary.

The steps are set out on the buyer’s page.

Renting a property

For owners: putting the unit up for rent, the listing, showings and screening of applicants in keeping with the Quebec Charter of human rights and freedoms, then signing the lease on the mandatory form of the Tribunal administratif du logement. For tenants: searching for a home that fits your criteria and budget, showings and support until the lease is signed.

Furnished properties can be rented or sold as well. The list of furniture and appliances included is written into the lease or the promise to purchase, to avoid any dispute when the keys are handed over.

Assessing market value

Free assessment with no obligation, based on comparable sales in the area and a visit to the property. It serves equally for preparing a sale, deciding on a refinancing or settling an estate. The online estimator gives a first order of magnitude in seconds.

First-time buyers

Step-by-step guidance: borrowing capacity, applicable government programs, transfer duties, closing costs, choosing an area, reading an inspection report. The six calculators on this site support those discussions.

Income properties and investment

Profitability analysis of a plex or an income building: gross revenue, real expenses, multiplier, return on down payment, state of the leases and the rent register. Reading the zoning and the municipality’s constraints.

Estates, separations, special mandates

Sales in the context of an estate or a division of property, with the delays and documents those files require, and coordination with the notary handling the settlement.

What comes with the agency
