What your free evaluation includes

  1. Recent comparable sales in your area. Properties similar to yours, recently sold near you, and what brings them closer to or sets them apart from your home.
  2. An estimated market value range, explained point by point: location, size, year built, condition, renovations, lot.
  3. The net amount you would keep. The estimated price, minus your mortgage balance, the prepayment penalty if any, the broker’s fee and the taxes added to it, the mortgage discharge at the notary and a new certificate of location if yours is out of date. Each item in detail: the real cost of selling a home in Quebec.

How it works

  1. You fill out the form. The address is enough to start.
  2. I call you with a few questions about the property: renovations, special features, your timeline.
  3. I prepare the analysis from sales in your area and present it to you, at your home or by video call. You then decide what comes next, or to do nothing.

What the free evaluation is not

It is a comparative market analysis prepared by a real estate broker: a reasoned, documented opinion of market value, built from comparable sales. It is not an appraisal report from a chartered appraiser. For a first ballpark figure, the online estimator starts from the Centris median price for Laval.

Frequently asked questions

Is the free evaluation really free?
Yes. It costs nothing and commits you to nothing: no contract is signed at this stage. A brokerage contract is only signed if you later decide to sell with me.
Do I need to be ready to sell to ask for one?
No. The form asks when you are thinking of selling, and “just exploring” is a valid answer. Knowing the market value and the net amount is exactly what helps you decide whether selling is worth it, and when.
Do you need to visit the property?
Not for a first range: sales in your area and your answers are enough. A visit makes the analysis more precise, because condition, renovations and the lot weigh on the price and do not show up in the data.
How is it different from the municipal assessment?
The property assessment roll value is used to calculate your municipal taxes and can differ from the market price. The free evaluation starts from actual sales of similar properties in your area.
How is it different from a chartered appraiser?
The free evaluation is a comparative market analysis prepared by a real estate broker. An appraisal report, which a lender, a court or an estate may require, is prepared by a chartered appraiser, a member of the Ordre des évaluateurs agréés du Québec.
Which parts of Laval do you cover?
All of them: Chomedey, Laval-des-Rapides, Pont-Viau, Vimont, Auteuil, Duvernay, Saint-François, Saint-Vincent-de-Paul, Sainte-Rose, Fabreville, Sainte-Dorothée, Laval-Ouest, Laval-sur-le-Lac and Îles-Laval. Houses, condos and plexes.
What do you do with my contact information?
It is used only to answer your request and is never sold. Details are in the privacy policy.
