The house you live in gives you no deduction at all, and that is not an oversight by the legislator. Everything changes as soon as a dwelling brings in rent or a room is used to earn business income. Here is where the line runs for the 2026 taxation year, what capital cost allowance really costs you on resale, and the two Quebec measures owners leave on the table.
The rule has a reason, and it is written down. Quebec’s ministere des Finances states it bluntly in its collection of tax expenditures. The capital gain realized on the disposition of a principal residence is exempt under section 271 of the Taxation Act, and “in return, granting that exemption justifies not allowing as a deduction from income the improvement expenses, mortgage interest, property taxes and other costs incurred in respect of a principal residence”. The same document adds that capital losses on such a property give rise to no tax relief. So you do not have an incomplete regime: you have the other half of a trade. The IRS, for its part, does allow interest on a loan secured by a main or second home, subject to a debt ceiling. The two systems cannot be cut up a la carte.
The exemption, though, is earned through a form. Since the 2016 taxation year, the Canada Revenue Agency grants the exemption only if the sale is reported on Schedule 3, with the year of acquisition, the proceeds of disposition and the description of the property. For dispositions from 2017 onward, form T2091(IND) is added. A designation filed late costs the lesser of $8,000 or $100 per complete month elapsed since the original due date.
A Quebec detail few sellers know: for a taxation year ending after October 2, 2016, a residence may be designated as a principal residence in Quebec only if it was so designated federally. The federal step drives the Quebec treatment, not the other way around.
On a rented building, almost everything eventually gets deducted. The real question is when. The Canada Revenue Agency’s T4036 guide sets out four tests, and gives its own examples.
| The test | Current expense | Capital expense |
|---|---|---|
| Does the benefit last? | Repainting the siding | Replacing wood siding with vinyl |
| Restoration or improvement? | Reinforcing wooden steps | Replacing wooden steps with concrete |
| Is the item a separate asset? | Repairing the electrical system | Buying a refrigerator |
| Is the bill out of proportion? | Catching up on deferred maintenance | Spending out of proportion with the value |
Interest is deductible: the guide allows the deduction of interest on money borrowed to buy or improve a rental property. Interest on money refinanced for personal purposes, no. Costs incurred to borrow, appraisal, file processing and mortgage loan insurance, are spread over five years, at 20% a year. All of it is reported federally on form T776.
A capital expense is not lost: it is added to the cost of the property and opens the right to capital cost allowance. Most buildings acquired after 1987 fall into class 1, at 4% a year. Furniture and appliances fall into class 8, at 20%. In the year of acquisition, the half-year rule limits the deduction to half the net additions to the class.
It is optional. The CRA is explicit: you may claim any amount, from zero up to the maximum allowed.
It cannot manufacture a loss. Capital cost allowance can neither create nor increase a rental loss. It reduces income, it does not deepen a deficit.
It gets recaptured. In the year you dispose of the property, you may have to add an amount to your income as recaptured capital cost allowance, or deduct a terminal loss. Capital cost allowance therefore shifts the tax in time: it does not erase it. On a building whose value has risen, the recapture lands in the same return as the capital gain, in the same year.
Before deciding, you need an order of magnitude for the building’s current value. The home value estimator gives that starting point, which replaces neither a chartered appraiser nor your accountant.
The T4036 guide settles the split with a worked example: if you rent 4 rooms of a 10 room house, you deduct 100% of the expenses that concern only the rented rooms, plus 40%, that is 4 out of 10, of the expenses that affect the whole building, such as taxes and insurance. Rented area in square metres is the other accepted basis. Choose a method, write the calculation down, keep the same proration from one year to the next.
The line not to cross fits in one sentence from the same guide: you may claim capital cost allowance on the rented portion if doing so neither creates nor increases a rental loss and if you do not designate the building as your principal residence. The two advantages do not stack. On a duplex or triplex you occupy, in Laval as in Montreal, the exemption is almost always worth more than 4% a year on the rented portion. The return calculation is in the honest guide to the income plex.
For a self-employed person, the CRA requires one of two conditions: that the space be your principal place of business, or that you use it only to earn your business income and use it on a regular and ongoing basis to meet clients.
The list of expenses is longer than an employee’s: heating, electricity, home insurance, cleaning materials, repairs, and a share of property taxes and mortgage interest. The split is made on a reasonable basis, for instance the area of the work space divided by that of the home. The limit: the deduction cannot exceed the net income of the business before those expenses. The consolation: the unused balance carries forward to the following year. All of it goes through form T2125.
The trap is on the same CRA page: the capital gain and recapture rules will apply if you claim capital cost allowance on the part of your residence used for the business and then sell your residence. Claiming CCA on your office means taking a fraction of your house out of the exemption. The conditions specific to an employee are narrower and the article on homeowner tax in Quebec sets them out.
The tax credit for home support for seniors. It targets people aged 70 or over, and its rate has risen by one point a year since 2022: 39% in 2025, 40% in 2026. The annual ceiling on eligible expenses is $19,500 for an independent senior and $25,500 for a dependent senior. The reduction begins at 3% per dollar of family income above $72,465 in 2026, then rises to 7% above $117,395. What interests an owner: the recognized services include maintenance and supply in respect of a dwelling or the land it sits on, but the cost of materials and other goods acquired in connection with the service is excluded. The snow removal contract, yes. The shovel, no. Reference: section 1029.8.61.5 of the Taxation Act.
The grant for seniors to offset a municipal tax increase. It has existed since 2016, at sections 210.7 to 210.9 of the Act respecting municipal taxation. You must be 65 at the end of the preceding year, have owned your residence for at least fifteen consecutive years, and have family income of no more than $64,200 for a grant claimed for 2026. The substantive condition: the increase in the value of your unit must exceed by 7.5% the average increase for all single dwelling units entered on the roll. The amount is the lesser of $500 and the portion of general property taxes attached to that excess.
This is not theoretical here. Laval’s 2025-2026-2027 roll, in force since January 1, 2025 and based on market conditions as of July 1, 2023, shows a 37% increase for the residential sector over the previous roll, and an average value of $622,300 for a single-family home. When a roll moves that much, the gap between a unit and the average stops being an abstraction. The tax bill is broken down in property taxes in Montreal and Laval, and the procedure to follow in contesting your municipal assessment.
The CRA’s general rule is six years from the end of the last taxation year to which the records relate. One exception changes everything for an owner: records concerning the acquisition and disposition of long term property are kept indefinitely. A capital expense invoice from 2011 is still useful in 2038, because it is what establishes the cost of the property, and therefore the gain.
The minimum to file per building: the notarial deed and the statement of adjustments, the receipt for the transfer duties, every work invoice annotated current or capital, the leases, the written calculation of your proration, and the table of the undepreciated capital cost.
I am a broker, not a tax specialist. The rates and ceilings cited here apply to 2026 and change every year: have your situation validated by an accountant before you file.
Should I claim capital cost allowance on my rental building? It is optional, and it is a cash flow decision, not a box to tick. Capital cost allowance reduces the tax now and brings it back on resale as recapture. On a plex you live in, it also makes you lose the principal residence designation on the building.
I am 72 and I pay for a snow removal contract. Does that count? Maintenance services provided in respect of the dwelling or the land are among the recognized services under the home support credit, at 40% in 2026, subject to the annual ceilings. The cost of materials and goods bought in connection with the service is excluded.
I rent out one dwelling in my duplex. Which form do I file? Federally, the T776, with the proration you calculated. Revenu Quebec has its own rental income form: ask your accountant for it, because the two returns are not completed the same way.
