Market Analysis

In the third quarter of 2026, the single-family home sold at a median price of $700,000 in Vimont, 22% more than a year earlier, against $640,000 in Auteuil, according to Centris. That jump rests on 47 sales: it tells you which houses changed hands this summer, not what yours is worth. Here are the figures for the two neighbourhoods of the City of Laval’s sector 6, what they allow you to conclude, and what is moving around them.
The City of Laval groups Vimont and Auteuil in its planning sector 6; Centris publishes a page for each. In parentheses, the change from the third quarter of 2025, in days for time on market.
Single-family homes, the category that accounts for most sales.
| Neighbourhood | Sales | Median price | Days on market | Active listings |
|---|---|---|---|---|
| Vimont | 47 (-9%) | $700,000 (+22%) | 31 (-8) | 43 (-10%) |
| Auteuil | 55 (-11%) | $640,000 (+2%) | 31 (-7) | 76 (+5%) |

Condominiums. Centris gives the number of sales for the quarter, but neither the median price nor the time on market, because there are too few transactions for a reliable statistic. The right-hand columns therefore cover the last four quarters.
| Neighbourhood | Sales, quarter | Sales, 4 quarters | Median price, 4 quarters | Days, 4 quarters |
|---|---|---|---|---|
| Vimont | 8 | 59 (-3%) | $371,500 (0%) | 47 (+4) |
| Auteuil | 13 | 73 (-5%) | $403,750 (0%) | 32 (+1) |

Prices. For Laval as a whole, Centris puts the single-family median price at $630,000 for the quarter (+5%). Vimont is well above it, Auteuil barely. Over four quarters, the gap closes: $644,112 in Vimont, $640,625 in Auteuil, $629,750 for Laval. A change in the median price is not the change in value of a given house: from one quarter to the next, it is not the same houses that sell. At these prices, part of the tax base exceeds $500,000, a bracket Laval taxes at 3% in 2026: the welcome tax calculator works out the bill before you make an offer.
Supply. This is where the two neighbourhoods diverge. Auteuil had 104 active listings, all categories combined (+13%), and 129 new listings (+8%). Vimont had 67 (-9%), with 83 new listings (-7%). In single-family homes, Vimont’s inventory fell 10% while Laval’s rose 17%.
Time on market. Both neighbourhoods sold single-family homes in 31 days on average, against 36 for Laval. In condos, over four quarters, Auteuil (32 days) sells faster than Vimont (47) and Laval (54), at a median price of $403,750, below Laval’s $428,349.
Across Laval, Centris counts 848 residential sales for the quarter, 15% fewer than a year earlier. For the metropolitan area, APCIQ notes that single-family sellers keep the upper hand in each of the major sectors, while Laval’s condo market is moving closer to the balanced-market thresholds. The Bank of Canada’s policy rate is unchanged at 2.25% as of October 19, 2026; the next announcement is scheduled for October 28.
Auteuil held up better. Over four quarters, Auteuil recorded 345 residential sales (+3%), including 255 single-family homes (+4%). Vimont slipped to 279 sales (-5%), including 207 single-family homes (-8%). Laval lost 8% of its sales over the same period.
Single-family median prices rose everywhere, by 6% in Vimont and 7% in Auteuil over four quarters, against 5% for Laval. The gap between that and Vimont’s +22% for the quarter alone shows the limit of a small sample.
CMHC publishes its data for a zone it calls Vimont/Auteuil, whose boundaries do not necessarily match those used by Centris. From January to September 2026, it counted 325 housing starts there, including 300 apartments, against 119 a year earlier.
The zone’s vacancy rate went from 1.1% in October 2024 to 4.0% in October 2025, an increase CMHC considers statistically significant, but with a data quality rating of d, “Fair (Use with Caution)”. Laval was then at 3.4%. The average rent for a two-bedroom unit there reached $1,467, in a rental stock that grew from 3,550 to 3,797 apartments. Looking only at buildings surveyed in both 2024 and 2025, CMHC estimates the rent increase at 10.5%, again rated d. The October 2026 survey has not been published yet.
On September 17, 2026, the City presented draft by-law CDU-1-20, which targets a lot along boulevard René-Laennec, on the boundary between Vimont and Auteuil according to its location map. Current zoning allows only a detached single-unit house of 1 or 2 storeys; the proposed zoning allows every housing type, up to 3 storeys, for a multi-family project. The written consultation ended on October 2; as of October 19, the City’s page shows no coming into force. The timeline in the presentation calls for adoption of a second draft by-law in November 2026, then of the by-law itself in December, with a request for approval by referendum still possible.
Practical consequence. A neighbouring lot can change its use through a by-law. Before buying, check the zoning of the lots around the address in the City’s Code de l’urbanisme (its planning code) and on its page of public consultation meetings.
Highway 19. Quebec’s transport ministry (Ministère des Transports et de la Mobilité durable) is extending Autoroute 19 by 11.8 km, along Route 335, to Bois-des-Filion. On the neighbourhood map attached to the September 17 presentation, the highway runs along the boundary between Vimont and Duvernay, then Route 335 crosses Auteuil to the river. According to the ministry’s page updated on October 2, 2026, the Saint-Saëns Est interchange is complete, and the work converting Route 335 into a highway ended in September 2026, except for landscaping; its southbound lanes will open only once the highway enters service. The new bridge next to the Athanase-David bridge should be completed in fall 2026. The schedule for full commissioning is being re-evaluated; during the work, overnight and weekend closures are planned. I found no official source that measures the effect of this project on prices in the sector.
Vimont station. At 150 boulevard Bellerose Ouest, in fare zone B, on exo’s line 12, Saint-Jérôme, with a 324-space parking lot. If you commute, check the line’s schedule at the hours you will actually travel, not just the distance to the station.
The river, on the Auteuil side. On the same map, Auteuil borders the Rivière des Mille Îles; Vimont does not touch it. According to the City, the high-velocity flood zones (0 to 20 years) and low-velocity flood zones (20 to 100 years) remain the reference until the new mapping, expected by the end of 2026. On July 30, 2026, however, the Communauté métropolitaine de Montréal asked Quebec’s environment ministry to reverse the postponement, to an undetermined date, of the first batch of new maps, which covers the area along the Rivière des Mille Îles. For a riverside address, the classification can therefore change after you buy. See how to buy in a flood zone in Quebec.
In Vimont, a single-family seller faces less direct competition: 43 active listings, and falling. The $700,000 median price should not set your asking price, though: over four quarters, it is $644,112. The right starting point remains the sales of similar houses: see how to audit real estate comparables.
In Auteuil, supply has grown, to 76 single-family homes on the market. The houses that sold did so in 31 days on average, but buyers have more points of comparison than a year ago. A price backed by recent sales holds up better in front of them than a price drawn from a median.
For a plex, three sales per neighbourhood in the quarter provide almost no comparables. Have the leases and the occupancy history ready, since vacancy in the zone has risen markedly.
Choice. Auteuil offers more listings than Vimont, in single-family homes as in condos. In condos, Vimont has the lower median price of the two over four quarters, $371,500.
Months of inventory. APCIQ’s barometer does not separate the two neighbourhoods: its sector 21 combines Sainte-Rose, Auteuil and Vimont. Over the 12 months ending in September 2026, it counts 2.5 months of inventory there for single-family homes from $480,000 to $810,000, a range classified “Seller”, and 8.3 months at $970,000 and up, a range classified “Balanced”. APCIQ places balance between 8 and 10 months. This classification applies to the three neighbourhoods together.
The address. Three checks are specific to the sector: the flood zone map near the river in Auteuil, the zoning of neighbouring lots, and Highway 19 disruptions at the hours you will be on the road. For a plex, build a rent scenario that allows for higher vacancy than in 2024, and validate it with your mortgage broker.
Did Vimont homes gain 22% in a year? No. It is the median price of the 47 single-family homes sold in the third quarter that rose 22%. Over four quarters, the increase is 6%. A home’s value is established with comparable sales.
Are Vimont and Auteuil the same market? The City groups them in sector 6 and CMHC in a single zone, but Centris publishes them separately. Their four-quarter single-family median prices are almost identical; their supply is moving in opposite directions.
When will Highway 19 open? There is no official date: the ministry says the schedule for full commissioning is being re-evaluated.
Is my house in Auteuil in a flood zone? The government’s interactive map gives an indication with no legal value. The precise limits are available from the City.
