Market Analysis

In the third quarter of 2026, Centris recorded 283 residential sales in Vieux-Longueuil, in Longueuil: more than Saint-Hubert (216) and Greenfield Park (41) combined. That is 9% fewer than in summer 2025, while active listings rose by 20%.
The name refers to three different territories.
The borough and its Centris page. Under the Charter of Ville de Longueuil, the borough of Vieux-Longueuil runs from Boucherville to Saint-Lambert, out to the middle of the river, and part of its boundary follows boulevard Taschereau. It contains 10 of the city’s 18 electoral districts, including Longueuil-Montréal-Sud, Coteau-Rouge and LeMoyne-Jacques-Cartier. Centris publishes three pages for Longueuil, named after the boroughs, and none for LeMoyne or Montréal-Sud; the Vieux-Longueuil page counts 146,388 residents in the 2021 census.
The heritage site. The old town has been a cited heritage site since 1993: more than 950 buildings there are protected under the Loi sur le patrimoine culturel (Quebec’s Cultural Heritage Act), according to the City. No sales statistics are published for that perimeter alone.
APCIQ sector 43. The barometer of the APCIQ (Quebec’s professional association of real estate brokers) uses the name “Vieux-Longueuil” for a sector that combines Le Vieux-Longueuil and Greenfield Park.
This site’s Old Longueuil page covers the entire borough, from the heritage core to LeMoyne.
Changes are compared with the third quarter of 2025; the change in days on market is expressed in days. The last four quarters run from October 2025 to September 2026.

The house holds a stable median price, but it now stays on the market 35 days on average, 13 more than a year earlier: the largest increase of the three categories. In Saint-Hubert, the figure is 29 days.
The condo keeps pace with it, at 116 sales each, so each category accounts for 41% of sales in Vieux-Longueuil. Its median price gains 5%, while the number of listed units rises by 32%.
The plex accounts for more than a third of the 147 plexes sold on the South Shore. Vieux-Longueuil is the only territory in Longueuil where Centris publishes a quarterly plex median: in Saint-Hubert (27 sales) and Greenfield Park (2), it considers the transactions too few.
Sales. The drop in Vieux-Longueuil (-9%) tracks that of the South Shore (-8%), and is far from the one in Saint-Hubert (-25%).
Median prices. The single-family median is $625,000 here, $587,500 in Saint-Hubert and $645,000 for the South Shore as a whole, according to the Centris page for the South Shore; for Greenfield Park, Centris publishes only a four-quarter median, $570,062. For condos, the gaps are narrow: $398,500 here, $395,000 in Saint-Hubert, $407,500 on the South Shore. The plex, at $840,000, is above the regional median of $800,000.
What the APCIQ says. Its barometer classifies the market in its sector 43, Greenfield Park included. For single-family homes, over 12 months, every price range there favours sellers, with 1.5 to 4.1 months of inventory, including 2.6 months between $460,000 and $760,000, the range with the most sales. The APCIQ places a balanced market between 8 and 10 months. Nothing is published there by price range for condos or for plexes.
Supply is building up. Over four quarters, Centris counts 2,125 new listings (+12%) for 1,389 sales, the same number of sales as a year earlier. In the third quarter, new listings slipped 1%, but active listings rose 20% and selling times lengthened in all three categories.
Median prices are not falling. They range from 0% to +5% depending on the category. A change in the median does not measure the change in value of any given property, because the mix of properties sold changes from one quarter to the next.
The regional context. Across the metropolitan area, the APCIQ counts 17% more listed properties than a year earlier and still considers the South Shore to favour sellers in the condo segment. The Bank of Canada’s policy rate stands at 2.25% as of October 20, 2026, and the next announcement is scheduled for October 28.
Inside the cited perimeter, the Loi sur le patrimoine culturel adds steps to a buyer’s timeline and to a seller’s file.
What is covered. Section 138 makes the following subject to the conservation conditions the council may impose: any new construction, any repair or modification of the exterior appearance in any way whatsoever, excavation, even indoors, and signage.
The timeline. Section 139 requires at least 45 days’ prior notice to the municipality; the permit application serves as that notice. Before imposing conditions, the council seeks the opinion of the local heritage council, which in Longueuil is governed by by-law CO-2013-803.
How long the permit lasts. Under section 140, a permit issued with conditions is withdrawn if the project is not started within one year of its issuance, or if work is interrupted for more than a year. A buyer counting on the seller’s permit therefore checks its date.
Subdivision. Section 141 requires the council’s authorization to divide, subdivide or parcel out a property on the site, except on the vertical cadastral plan. A conversion or subdivision project should first be checked with the notary and the City.
The 2021 urban plan also announces a future special planning program (programme particulier d’urbanisme) for rue Saint-Charles, covering the site. For a specific address, the City has the final word; the general framework is in buying a heritage building.
No new metro station on the schedule. The agglomeration’s land use plan (schéma d’aménagement) lists an extension of metro line 4 in the borough of Vieux-Longueuil, with no cost and no completion date. The 2021 urban plan mentioned a projected Saint-Charles metro station, with bus service in the meantime until a transit mode is confirmed. The 2025-2034 strategic plan of the ARTM, the regional transit authority, includes no extension of the yellow line, whose terminus remains Longueuil-Université-de-Sherbrooke: the only extension it includes is the blue line, in 2031.
Taschereau: a bus, not a tram. According to the ARTM, studies on the boulevard fall under the Ministère des Transports, and the vision presented by Longueuil and Brossard in June 2025 opted for a rapid bus service. In service since August 24, 2026, RTL metropolitan line 901 Taschereau runs along the boulevard from the Longueuil terminus to the Georges-Gagné terminus in Delson, serving the Panama terminus along the way. The ARTM announces a bus every 10 minutes at rush hour, every 20 minutes during the day and every 30 minutes in the evening and on weekends.
Near the metro, a conditional project. On June 16, 2026, the City selected Groupe Montoni for Espace Longueuil, on municipal land at the exit of the Jacques Cartier Bridge: a convention centre, a hotel of about 200 rooms and some 620 housing units. Everything remains conditional on final agreements: the City refers to construction being considered for 2027 and delivery by 2030.
The river. According to the agglomeration’s land use plan, the river’s floodplain was delineated from 1979 mapping; in Longueuil, the land surveyor’s plan required there before a permit covers the strip of land between the river and Route 132. For a specific address, the interactive map of Quebec flood zones and the City decide. The checks to make are in buying in a flood zone in Quebec.
Selling a house. Supply has barely grown, with 132 houses listed (+6%), but the average selling time has increased by 13 days over one year. An asking price is defended with recent sales of comparable houses, not with the sector median or the assessment roll, which reflects the market as of July 1, 2023.
Selling a condo. Your unit comes onto the market among 221 listed condos (+32%), for 116 sales in the quarter: your direct competition is in your own building and the buildings next door.
Buying a house or a condo. The choice has widened clearly for condos, barely for single-family homes. No public statistic measures the gap between asking price and price paid here: it shows up in comparable sales. Set your budget first with the affordability calculator.
Buying a plex. CMHC publishes nothing by borough; for the city of Longueuil, it reported a 2.1% vacancy rate in October 2025 (rated “good”), compared with 2.9% in the metropolitan area, and 406 housing starts from January to September 2026, compared with 1,015 a year earlier. Plan for the transfer duties: Longueuil applies 3% above $630,100, and the total reaches $13,859 on a base of $840,000, the quarter’s plex median. In 2026, the roll value multiplied by 1.06 serves as the base if it is higher than the price. The mechanism is explained in the welcome tax in Quebec.
Are prices falling in Vieux-Longueuil? Not the median prices for the third quarter of 2026, according to Centris: stable for single-family homes, +5% for condos, +2% for plexes. It is the number of sales that is falling (-9%).
Is Vieux-Longueuil a seller’s market? For single-family homes, yes: over 12 months, the APCIQ classifies every price range in its sector 43, Greenfield Park included, that way. For condos, it does not publish price ranges for this sector.
Will the metro be extended to rue Saint-Charles? No official timeline exists. The 2021 urban plan mentioned a Saint-Charles station and the agglomeration’s land use plan an extension in the borough, with no date. The ARTM’s 2025-2034 plan extends only the blue line.
