Market Analysis

In the third quarter of 2026, Centris recorded 641 residential sales in the four boroughs of southwest Montreal: Le Sud-Ouest, Verdun, LaSalle and Lachine. That is nearly one sale in five on the island, and nearly a quarter of its condo sales. Here are the figures by borough, what changed in a year, and what is moving in the area, from the REM to Lachine-Est.
Le Sud-Ouest ranks second on the island for the number of sales in the quarter, with 268 (-10%), behind Ville-Marie (311). In the area, it is followed by Verdun, including L’Île-des-Sœurs (Nuns’ Island), with 166 sales (-7%), LaSalle (127, +9%, one of the few increases on the island) and Lachine (80, -19%). Across the island, sales fell 13%, to 3,344, and active listings rose 12%.
Centris publishes Verdun and L’Île-des-Sœurs on a single page. Its changes compare with the third quarter of 2025, and the change in days on market is expressed in days.
| Condominium | Sales | Median price | Days on market | Active listings |
|---|---|---|---|---|
| Le Sud-Ouest | 206 (-9%) | $512,500 (+4%) | 69 (+17) | 733 (+7%) |
| Verdun, including L’Île-des-Sœurs | 123 (-6%) | $617,000 (0%) | 61 (+3) | 365 (+5%) |
| LaSalle | 60 (-3%) | $449,500 (0%) | 93 (+38) | 199 (+11%) |
| Lachine | 39 (-15%) | $375,000 (-12%) | 65 (+30) | 106 (+34%) |
| Island of Montreal | 1,728 (-15%) | $477,000 (0%) | 67 (+14) | 6,696 (+12%) |

Three sales in four. In the Sud-Ouest, 206 of the 268 sales are condos; in Verdun, 123 of 166. On the island as a whole, the proportion barely exceeds half. The City’s assessment roll explains this weight: Le Sud-Ouest has 17,826 condos, the second-largest stock of the 19 boroughs, after Ville-Marie.
Verdun on top, Lachine down. At $617,000, stable over one year, Verdun’s median is the highest of all the island territories for which Centris publishes a quarterly condo price. In Lachine, the median fell 12%, on only 39 sales: with so few transactions, a change in median price often reflects the mix of units sold, and it does not measure the value of any given unit.
What APCIQ says. Its October 14, 2026 release states that, for condos on the island, the downtown Montreal perimeter and the southwest sector are already in surplus, without defining that sector. Its barometer, which covers 12 months, adds nuance. In sector 4, which combines Le Sud-Ouest and Verdun without L’Île-des-Sœurs, condos from $260,000 to $380,000 favour buyers (10.2 months of inventory), those from $380,000 to $770,000 are balanced, and those at $770,000 and up favour sellers. In the Lachine/LaSalle sector, condos favour sellers below $530,000 and buyers at $640,000 and up (14.5 months). According to APCIQ, a balanced market lies between 8 and 10 months of inventory.
Single-family homes, too few for a quarterly median. Between 15 and 22 houses sold per borough during the quarter, too few, according to Centris, to produce a reliable statistic.
| Single-family, last 4 quarters | Sales | Median price | Days on market |
|---|---|---|---|
| Le Sud-Ouest | 72 (-32%) | $1,008,875 (+16%) | 33 (-17) |
| Verdun, including L’Île-des-Sœurs | 98 (+6%) | $1,225,000 (+5%) | 33 (-27) |
| LaSalle | 94 (+2%) | $751,875 (+5%) | 96 (+29) |
| Lachine | 110 (-21%) | $757,500 (+11%) | 42 (+1) |
| Island of Montreal | 4,459 (-7%) | $816,250 (+3%) | 49 (0) |

Over four quarters, the single-family median price tops one million dollars in Verdun and in the Sud-Ouest, but stays below $760,000 in LaSalle and in Lachine. In LaSalle, a house stays on the market for 96 days on average.
| Plexes of 2 to 5 units | Sales | Median price | Days on market |

| Le Sud-Ouest, quarter | 47 (+20%) | $860,000 (-4%) | 49 (-19) |
| LaSalle, quarter | 45 (+4%) | $880,000 (+6%) | 35 (-26) |

In Verdun and Lachine, Centris publishes no quarterly price for the 21 and 22 plexes sold, hence the four-quarter figures. In LaSalle, 45 plexes sold during the quarter, against 60 condos, in 35 days on average. The assessment roll confirms this profile: LaSalle has 8,333 buildings of 2 to 5 dwellings against 6,599 condos, while Le Sud-Ouest has 5,432 against 17,826.
Fewer sales, more supply. Sales are down in three boroughs out of four. Active listings are up everywhere, from 6% in Verdun to 29% in Lachine, where single-family homes (+30%) and condos (+34%) drive the increase.
Longer selling times for condos. Average days on market grew by 17 days in the Sud-Ouest, 30 in Lachine and 38 in LaSalle, where it reaches 93 days, but by only 3 in Verdun. On the island, it rose by 14 days.
The regional context. In the Montreal metropolitan area, APCIQ counts 9,265 sales in the quarter (-12%) and 17% more listed properties than a year earlier. The Bank of Canada’s policy rate stands at 2.25% as of October 19, 2026, and the next announcement is scheduled for October 28.
The REM: one station in service, two being planned. Île-des-Sœurs station, on boulevard René-Lévesque, is in service. On June 16, 2026, the REM announced that two stations are being planned in the Sud-Ouest borough: Griffintown-Bernard-Landry, north of the Lachine Canal, where preparatory work is under way, and a station near rue Bridge and rue Wellington, whose name and location have yet to be announced. According to the REM, planning and construction will take about four years. No official source measures their effect on prices.
Bridge-Bonaventure. This sector, shared between Ville-Marie and Pointe-Saint-Charles, has a master plan whose potential the City puts at 12,000 to 13,500 dwellings, with a REM station (page updated May 28, 2026). That is a potential, not a construction schedule.
Lachine-Est. On June 12, 2023, city council adopted the special planning program (Programme particulier d’urbanisme) for the Lachine-Est ecodistrict. It covers about 70 hectares between the Lachine Canal, rue Victoria, 6e Avenue and the Canadian Pacific tracks, for a potential of about 7,800 dwellings and a redevelopment spanning at least twenty years. The City’s page, dated June 2023, placed the start of implementation in 2025; I found no more recent official schedule. For a specific lot, the borough confirms which rules apply.
The Greater Southwest project withdrawn. According to ARTM’s 2026-2035 capital program (Programme des immobilisations), the mobility projects for Montreal’s Greater Southwest (grand Sud-Ouest), a study area that included Lachine and LaSalle, were withdrawn from the Quebec Infrastructure Plan (Plan québécois des infrastructures) in Quebec’s 2025-2026 budget.
Water in Lachine. Lachine is among the boroughs the City designates as areas affected by flooding. Near the shoreline, check the address before making an offer: buying in a flood zone in Quebec walks through the steps.
CMHC divides the island differently from Centris: its Sud-Ouest/Verdun zone leaves L’Île-des-Sœurs to the downtown zone, and Lachine shares its zone with Dorval and Saint-Pierre.
The most housing starts on the island. From January to September 2026, the Sud-Ouest/Verdun zone recorded 1,050 starts, almost all of them apartments, against 766 a year earlier: the highest total of any zone on the island. Dorval/Lachine/Saint-Pierre went from 354 to 694; LaSalle fell from 354 to 36.
Vacancy, to be read with caution. For October 2025, the most recent survey, CMHC publishes no total rate for Sud-Ouest/Verdun. LaSalle went from 0.8% to 1.6%. Dorval/Lachine/Saint-Pierre shows 4.3%, with a “d” rating, which CMHC says to “use with caution”. Downtown/Île-des-Sœurs climbed from 4.3% to 6.4%, the highest published rate on the island, against 2.9% in the metropolitan area.
Selling a condo. In the Sud-Ouest, your unit joins 733 listed condos; those sold during the quarter stayed on the market for 69 days on average. The price is justified by recent sales of comparable units, not by the borough’s median.
Selling a house. With 15 to 22 single-family sales per borough in the quarter, you often have to go back twelve months to find comparables, then adjust for size, lot and condition.
Buying a condo. The choice is widening in all four boroughs. If you plan to rent short term, check the borough first: commercial tourist residences are prohibited in Verdun and in Lachine, which also prohibits renting out your principal residence to tourists; in the Sud-Ouest, they are limited to a few named commercial sectors. See the short term rental rules, and set your budget with the affordability calculator.
Buying a plex. Start from the rents actually collected, not from a resale as condos. Section 51 of the Act respecting the Tribunal administratif du logement (Quebec’s rental board) prohibits conversion into divided co-ownership in the Montreal agglomeration, unless the council grants an exemption. The Sud-Ouest processes no conversion requests, Verdun does not offer this service, Lachine opens it only to buildings of 2 or 3 dwellings, and LaSalle to four sectors, almost all of them already in co-ownership. A notary confirms the situation of a specific building; plex or condo in Montreal compares the two purchases.
Are prices falling in Verdun? Not for condos in Q3 2026: the median is stable, at $617,000. For single-family homes, Centris publishes only the median for the last four quarters, $1,225,000 (+5%).
Is the Sud-Ouest a buyer’s market? For condos, APCIQ writes that the island’s southwest sector is already in surplus, without defining it. Its barometer, however, describes only the $260,000 to $380,000 range as favourable to buyers. For single-family homes, the page for this sector publishes no price ranges.
Will the REM serve LaSalle or Lachine? No station there is announced in the official documents consulted. In the area, only Île-des-Sœurs station is in service; two others are being planned in the Sud-Ouest.
To go further, read the Montreal real estate market, borough by borough, real estate comparables: auditing your neighbour’s price and the Bill 16 obligations for condos. The Montreal page brings together the rest.
