Is Now a Good Time to Sell My House in Laval?
No indicator decides for you whether now is a good time to sell your house in Laval, or in Montreal. Three measures …
Seller's Guide

Yes. A homeowner in Laval or Montreal can sell their house themselves, with or without DuProprio: sections 1 and 2 of the Real Estate Brokerage Act govern the paid intermediary, not the owner who sells their own property. You then take charge of the price, the showings and the negotiation, and you carry the same legal obligations as a seller who is represented by a broker.
The clauses cited here are those of the OACIQ’s promesse d’achat (promise to purchase), the form that a represented buyer’s broker will fill out. The OACIQ is the body that regulates real estate brokerage in Quebec.
The DuProprio Pricing page, consulted on October 20, 2026, shows three residential packages. The grid does not name any city.
| Grid | Bronze | Silver | Gold |
|---|---|---|---|
| Price shown | $1,199.95 | $1,599.95 | $1,999.95 |
| Online listing | 4 months | 8 months | Until you sell |
| Access to notaries by phone | No | Yes | Yes |
| Directory of sold properties in your area | No | Yes | Yes |
| Appraiser+ | No | No | Yes |
| Confia Flex option | No | No | Yes |
All three include the initial appointment, customer service 7 days a week, support from coaches, legal documents and the sign. The Confia Flex option refunds the Gold package, subject to conditions, if you end up selling with a broker recommended by the Confia agency, which is a separate entity from DuProprio.
To recommend a price, the broker must, among other things, carry out a comparative analysis of similar properties recently sold in the same area, the OACIQ points out. The broker relies on the complete Centris database, which APCIQ (the Quebec Professional Association of Real Estate Brokers) describes as reserved exclusively for brokers who are members of a real estate board, and which contains, among other things, the sale price of properties. Without a broker, three public sources remain open to you.
Centris statistics by neighbourhood. They are free, and they give medians, not comparables. In the third quarter of 2026, single-family homes sold at a median price of $735,000 in Duvernay and $542,500 in Saint-François, two neighbourhoods in east Laval. All 13 neighbourhoods are compared in the Laval real estate market by sector. Centris warns that these data do not reflect each individual property.
The Registre foncier du Québec (Quebec land register). The application for registration of a sale states the amount of the consideration (section 9 of the Act respecting duties on transfers of immovables). You can find the lot number for free using the address, and each document has cost $1.50 to consult since April 1, 2026. How long it takes for a price to appear there is explained in the article on list price and sold price.
Laval’s assessment roll. Its market reference date is July 1, 2023, and the City writes that the assessment therefore does not necessarily reflect a property’s current market value.

Source: Centris real estate statistics for Laval, the Island of Montreal, Le Vieux-Longueuil, Saint-Hubert, Greenfield Park, Brossard, Terrebonne, Lachenaie, La Plaine, Mascouche, Repentigny, Le Gardeur, Blainville, Mirabel, Saint-Jérôme and Saint-Eustache, third quarter of 2026, meaning July to September, with changes over one year. “n.p.”: not published, because there are not enough transactions; in Greenfield Park, the median over four quarters is $570,062.
What the table says. In Laval, half of the single-family homes sold went for less than $630,000, in 36 days on average, compared with 23 days in Saint-Eustache and 51 on the Island of Montreal. A rise in the median is not a rise in the value of your house: the homes sold are not the same from one year to the next.
What it does not say. These are sales concluded by brokers: APCIQ, of which Centris is a subsidiary, compiles its statistics from the Centris provincial database of real estate brokers.
The warranties in the Civil Code apply to the seller, whether or not a broker is involved. Article 1716 says they exist of right.
| Article | What it requires of the seller |
|---|---|
| 1716 | Deliver the property, and warrant both its ownership and its quality |
| 1723 | Sell it free of any rights that were not declared, and discharge the hypothecs |
| 1726 | Warrant the property free of latent defects; apparent defects are not covered |
| 1728 | A defect the seller knew of, or could not have been unaware of: return the price and compensate the buyer’s injury |
| 1733 | No exclusion for a defect the seller knew of and kept quiet, except in a sale at the buyer’s risk by a non-professional seller |
If the buyer is represented, their broker fills out the Déclarations du vendeur sur l’immeuble (the seller’s declarations on the property) with you. The form is read box by box in the article on the DV form.
The buyer, under their own contract. The buyer’s broker cannot sign a listing brokerage contract with you: the OACIQ points out that double representation is prohibited in residential transactions (section 29.1 of the Real Estate Brokerage Act). When the seller is not represented, the broker must, among other things, confirm your identity, tell you that they protect the buyer while treating you fairly, remind you that you can be represented and, if you decline, fill out the Déclarations du vendeur with you. If that has not happened, the promise should require you to provide them within a set deadline.
The broker’s remuneration, determined by free competition according to the OACIQ, is paid in one of two ways.
Directly by the buyer. Nothing goes through your price.
Financed in the price. Clause R2.5.1 of Annexe R, Immeuble résidentiel (Annex R, residential property) applies to a seller who is not represented. The price in clause 4.1 of the promise includes the remuneration of the buyer’s broker, taxes included, and the notary pays it to that broker out of the sale proceeds. The annex itself calculates the “Somme revenant au VENDEUR” (the amount that goes to the seller). Two offers at the same price therefore do not leave you with the same amount: compare the last line. The OACIQ adds that some lenders may refuse to finance this remuneration.
Yes, but remuneration may still be owed. The note the broker reads to you at the top of the Contrat de courtage exclusif, Vente (the exclusive brokerage contract for a sale) says so: the seller keeps the right to market the property themselves. But if the property is sold during the contract, whether through the agency or the broker or without them, the seller owes remuneration. Exclusivity, the OACIQ specifies, applies only to brokers and agencies.
The non-exclusive contract. Remuneration is owed only to the broker who is the “cause efficiente” (the efficient cause) of the sale.
A clause negotiated at 11.1. The OACIQ suggests a wording that reduces the remuneration if you find the buyer yourself. The reduction no longer applies if a promise arrives at the same time through a broker, or if your buyer decides to be represented. This wording requires you to notify the broker before you accept or refuse a direct offer, and to advertise no price other than the one in the contract.
When the contract ends. Section 27 of the Real Estate Brokerage Act validates the clause that keeps remuneration owed for up to 180 days after an exclusive contract expires, if the buyer showed interest in the property during the contract and if you have not signed an exclusive contract elsewhere in the meantime. Termination is covered in the clause by clause reading of the listing brokerage contract.
DuProprio Laval: can I get my package refunded? Yes, as long as you have not used any service, according to the Pricing page. Once the listing is online, there is no refund. Before that, DuProprio charges fees of $369.95 if the appointment with the representative took place and $229.95 if you used the legal assistance, plus taxes.
Selling a house on DuProprio: who writes the promise to purchase? The buyer, or the buyer’s broker if they are represented. DuProprio’s packages include legal documents, “Offer to Purchase, etc.” If the buyer has a broker, that broker uses the OACIQ promesse d’achat, a form marked mandatory. Have your notary review any unclear clause before you sign.
How do I sell my house myself with a certificate of location more than 10 years old? Order a new one right away. The OACIQ explains that the notary will require it, because of the ten-year prescription in article 2917 of the Civil Code, that the cost falls to the seller, and that preparing one takes 4 to 6 weeks on average.
Selling your house yourself in Quebec: will it take longer to sell? No official source measures that. The 36 days that Centris publishes for Laval cover sales concluded by brokers: they place the market, not a sale without a broker.
