Saint-Sauveur and Sainte-Adèle Real Estate Market: Q3 2026

From July to September 2026, the single-family home sold at a median price of $725,000 in Saint-Sauveur, 10% more than a year earlier, and $560,000 in Sainte-Adèle, a stable price (-1%). The two towns account for 113 of the 261 single-family sales Centris publishes for the ten municipalities of the MRC des Pays-d’en-Haut. In six of them, there are too few sales for a quarterly median: in four, the figure for the last four quarters combined takes over.

The Pays-d’en-Haut real estate market by the numbers

The MRC has ten municipalities. The Institut de la statistique du Québec estimates its population at 50,283 on July 1, 2025, a provisional figure, against 47,303 in 2021.

Centris compares each change with the same quarter of the previous year. In the tables, “not published” or a missing change replaces Centris’s **: “Insufficient number of transactions to produce reliable statistics”.

Saint-Sauveur, Sainte-Adèle and the other municipalities compared

Saint-Sauveur at the top of the scale. At $725,000, Saint-Sauveur’s quarterly median is above that of the Laurentides region, $573,750. Over four quarters, Saint-Sauveur, at $685,000, falls behind Piedmont, $743,437 on 46 sales, and Sainte-Anne-des-Lacs, $686,625 on 78 sales. At the bottom: Saint-Adolphe-d’Howard, $432,500 for the quarter, and Wentworth-Nord, $385,039 over four quarters.

Time on market, the other gap. Single-family homes sold in Sainte-Adèle stayed on the market 29 days on average, from the signing of the brokerage contract to the sale, against 70 in Saint-Sauveur, 86 in Saint-Adolphe-d’Howard and 49 in the Laurentides.

How APCIQ groups the towns. The provincial barometer has no page for Saint-Sauveur or for Sainte-Adèle on its own. According to its map, its “Centre urbain de Saint-Sauveur” (Saint-Sauveur urban centre) combines Saint-Sauveur, Piedmont, Sainte-Anne-des-Lacs, Morin-Heights, Saint-Adolphe-d’Howard and Prévost, which is not in the MRC; its “Centre urbain de Sainte-Adèle” combines Sainte-Adèle, Sainte-Marguerite-du-Lac-Masson and Estérel. Wentworth-Nord and Lac-des-Seize-Îles are in neither. For the Sainte-Adèle urban centre, APCIQ publishes 71 single-family sales at a $650,000 median price (+23%); for the town alone, Centris gives 44 sales at $560,000. The two medians do not cover the same territory.

Price ranges. Over the 12 months ending in September, APCIQ classifies the single-family market as favouring sellers in every price range below $940,000 in the Saint-Sauveur urban centre (3.8 to 7.4 months of inventory) and below $830,000 in the Sainte-Adèle urban centre (2.6 to 6.1 months). Above those thresholds, it classifies the market as favouring buyers, at 14.8 and 19.0 months; balance lies between 8 and 10 months.

What changed in a year

More supply in Sainte-Adèle, not in Saint-Sauveur. Sainte-Adèle has 226 active listings, all categories combined (+32%), and 197 new listings (+23%), for 70 sales (-12%). In Saint-Sauveur, supply has barely moved: 205 active listings (+5%), including 158 single-family homes (-1%). In active listings, Sainte-Marguerite-du-Lac-Masson (+40%), Saint-Adolphe-d’Howard and Wentworth-Nord (+22% each) outpace the 15% increase in the Laurentides.

Gaps built on few sales. In Morin-Heights, single-family sales jumped 63% while the median fell 22%. In Saint-Adolphe-d’Howard, sales fell 29% and time on market lengthened by 43 days. On 30 or 40 sales, the median describes the properties that sold, not the change in value of a given house.

Rentals. According to CMHC’s most recent Rental Market Survey, from October 2025, the vacancy rate is 0.6% in Sainte-Adèle (rating b, very good) and 0.0% in Saint-Sauveur (rating d, use with caution), the only municipalities of the MRC in the table.

Short-term rentals: the Saint-Sauveur and Sainte-Adèle rules

Saint-Sauveur: under 4 months, in certain zones. The Town defines short-term rental as any rental of less than 4 months, beyond the 31 days of the Loi sur l’hébergement touristique (Quebec’s tourist accommodation act). It allows it only in certain sectors and for certain uses, with a certificate of occupancy, and names eight zones “for information purposes”: HT 303, 306, 330, 331, 333, 336, 337 and 338. According to its press release of August 15, 2023, article 15.1 of By-law 258-2009 provides for fines on the order of $1,000 per day for an individual and $2,000 for a business, doubled for a repeat offence.

Sainte-Adèle: prohibited almost everywhere. The Town writes that Airbnb-type rental “is prohibited on the vast majority of the territory” and refers residents to its Service de l’urbanisme et de l’environnement (planning and environment department), without naming any zone where it is allowed.

The principal residence, a separate case. Article 23 of the act prevents a zoning by-law from prohibiting the rental of your principal residence through a single booking, except under a special procedure. Neither municipal page says how its rule handles that case: ask for the answer in writing, with the zone of the address. Provincial registration is covered in the short-term rental rules in Quebec.

Lakes, shorelines and septic systems: the local rules

One shoreline rule for all ten. The MRC has 366 lakes of one hectare or more. Since the amendment to its schéma d’aménagement (land use plan) of July 27, 2007, mowing the lawn, clearing brush, cutting trees and spreading fertilizer are prohibited in the rive, the protected shoreline strip, of every lake and watercourse, in all ten municipalities; the rive measures 10 or 15 metres depending on the slope. A rive that is not in its natural state must be renaturalized over at least 5 metres from the high-water mark.

Sainte-Adèle: 15 metres. The shoreline strip there is 15 metres, with rare exceptions at 10 metres, and any work in the rive, from a dock to cutting down a tree, requires an authorization. The septic tank must be emptied at least every 2 years for permanent occupancy and every 4 years for seasonal use, and the owner declares the type of occupancy by sending in the invoice, to avoid a fine.

Saint-Sauveur does not certify a septic tank. The Town does not issue a certificate of compliance for a septic system. Its information request, for a fee, confirms the type of system if its archives contain it, without validating how it works. The provincial standards for the septic tank, the well and the rive are in the checks before buying a cottage.

Flood zones. The 2005 land use plan, still in force, maps flood zones along the Rivière à Simon, in Morin-Heights, Saint-Sauveur, Piedmont and Sainte-Adèle, and along the Grand Ruisseau, in Saint-Sauveur. The MRC is revising it with no published deadline; it consulted the elected officials of the ten municipalities on September 22, 2026.

Selling or buying in the Pays-d’en-Haut

For a seller. In Sainte-Adèle, active listings rose 32%: buyers have more properties to compare. Above $830,000 or $940,000, depending on the urban centre, APCIQ counts more than 14 months of inventory: the price has to rest on dated comparable sales, as explained in the comparables audit. Gather the septic system permit and the pumping invoices before listing, and do not present short-term rental as a selling point without the zone confirmed in writing.

For a buyer. Both towns charge more than the provincial rate above $500,000: 2% up to $750,000, then 3%, in Saint-Sauveur; 3% from $500,000 in Sainte-Adèle. Calculated at those rates, the transfer duties reach $10,110.50 on $725,000 in Saint-Sauveur and $7,410.50 on $560,000 in Sainte-Adèle, the medians of the quarter. The tax base can be higher than the price: Saint-Sauveur uses the higher of the price and the standardized value on the assessment roll; Sainte-Adèle also uses the roll value multiplied by 1.12 in 2026, if that is higher. The welcome tax calculator, with the “Other Quebec municipality” option, applies the provincial rates: accurate up to $500,000, it underestimates the bill above that in these two towns.

The assessment roll. In Saint-Sauveur, the 2025-2026-2027 roll reflects the market as of July 1, 2023: the average value of a single-dwelling property goes from $420,002 to $648,061 (+54%), and that of a condo to $479,358 (+47%). In Sainte-Adèle, 2026 is the last year of the 2024-2025-2026 roll. A roll value is not a 2026 sale price.

Frequently asked questions

Why does Centris show no median price for Piedmont this quarter? With 14 single-family sales, Centris considers the transactions too few and publishes **. The four-quarter median, $743,437 on 46 sales, is the only published price, and it should not be confused with a quarterly median.

Can I rent out my cottage by the week in Saint-Sauveur? If it is not your principal residence, only in a zone where the use is authorized, with a certificate of occupancy from the Town and a provincial registration number. The local rule covers any rental of less than 4 months.

Can the Town confirm that the septic tank is compliant? In Saint-Sauveur, no: the information request confirms the type of system, not whether it works. Ask the seller for the permit and the pumping invoices, and have the system assessed by a professional before you waive your conditions.
