Saint-Laurent (Montreal) and Dorval Real Estate Market: Q3 2026

In the third quarter of 2026, Centris recorded 177 residential sales in the borough of Saint-Laurent, in Montreal, and 39 in Dorval, the city that is home to Montréal-Trudeau airport. Sales fell 6% and 23% respectively, while active listings rose 13% and 18%. Here are the figures, then what is changing: the REM, the airport, taxes.

The Saint-Laurent and Dorval real estate market by the numbers

Saint-Laurent, with 102,104 residents in the 2021 census, is a borough of the City of Montreal. Dorval, with 19,302 residents, is a related municipality (ville liée) of the agglomeration, with its own council and its own transfer duties. L’Île-Dorval, a related municipality of 30 residents, had only one sale in four quarters: Centris publishes no price for it.

Changes compare with the third quarter of 2025; the change in time on market is in days. When there are too few transactions, Centris publishes nothing: the last four quarters row takes over.

Saint-Laurent and Dorval compared with the island of Montreal

Single-family homes cost more in Saint-Laurent. Over four quarters, the only common basis, the median price reaches $898,437 in Saint-Laurent, against $708,403 in Dorval and $816,250 for the island. In the quarter, single-family homes in Saint-Laurent sold in 40 days on average, against 51 for the island.

Saint-Laurent carries the condo volume. Its 100 condos sold beat summer 2025 (+6%), while the island fell 15%. But supply is rising faster: 351 units listed (+19%), 75 days to sell, 22 more than a year earlier. Over four quarters, condos in Dorval sold in 43 days on average, against 68 in Saint-Laurent.

What APCIQ says. Its barometer gives no verdict by city, but months of inventory by price range, over 12 months; a balanced market lies between 8 and 10 months. In its sector 5, Saint-Laurent, condos favour sellers from $240,000 to $360,000 (5.9 months), are balanced up to $600,000 (8.6 months) and favour buyers above that (11.7 and 11.5 months). Dorval has no page of its own: it falls under sector 1, Ouest-de-l’Île-Sud, with six other municipalities, including Pointe-Claire. In that sector, single-family homes favour sellers below $1,230,000 and buyers above that (12.9 months).

What changed in a year

More supply, fewer sales. New listings barely move (-4% in Saint-Laurent, +5% in Dorval), but sales are falling and active listings are climbing (+13% and +18%).

Median prices. In Saint-Laurent, the single-family median gains 3% in the quarter and 8% over four quarters; the condo median slips 2%. A change in median price does not measure the change in value of a given house: the mix of sales changes from one quarter to the next.

The regional context. In the Montreal metropolitan area, APCIQ counts 9,265 sales in the third quarter (-12%), a fourth decline in a row, and 20,350 listed properties (+17%). For condos, the island sits at the border between a balanced market and one that favours buyers; for single-family homes, sellers keep the advantage. As of October 19, 2026, the policy rate is 2.25%; the Bank of Canada’s next announcement is scheduled for October 28.

The REM and the airport: what is in service

Côte-de-Liesse and Bois-Franc are in service. According to the borough, Côte-de-Liesse station has served the Hodge-Lebeau employment area, in southeast Saint-Laurent, since November 2025. According to the City, the neighbourhood around Bois-Franc station lies on the boundary between Saint-Laurent and Ahuntsic-Cartierville.

The airport branch: in 2027. Two stations are still listed as “under construction”: Marie-Curie, at Technoparc Montréal, in Saint-Laurent (serving more than 7,000 employees, according to the REM), and YUL-Aéroport-Montréal-Trudeau, in Dorval, still being developed by Aéroports de Montréal. Dynamic testing began on August 8 and 9, 2026. The two stations will open together, with service “still planned by the end of 2027”, according to the REM.

A multimodal hub in Dorval. On August 12, 2026, according to the City of Dorval, VIA Rail launched the co-development of a hub bringing together VIA Rail, exo and the airport shuttles. Construction is expected to begin in 2027.

No official source measures the effect of these stations on prices.

What is moving in Saint-Laurent and Dorval

Southern Saint-Laurent, horizon 2050. The Portes d’entrée master plan covers 297 hectares between boulevards Alexis-Nihon and Montpellier, north of Highway 40, home to 11,646 residents. It aims to gradually turn industrial and commercial sites into complete neighbourhoods, with a linear park and a new entrance building at Du Collège metro station. It also governs work on private properties: before an extension, check with the borough.

Bois-Franc, a potential. The special planning program (programme particulier d’urbanisme) for the Bois-Franc TOD sector, adopted in May 2023, has been listed as obsolete in the City’s by-law registry since June 25, 2025, when the Plan d’urbanisme et de mobilité 2050 replaced the plan it amended. The development concept put the housing potential at 7,700 units, over more than 20 years. The rules now in force can be confirmed with the borough.

Rentals, and no condo starts. From January to September 2026, CMHC counts 494 housing starts in its Saint-Laurent zone, including 492 rental apartments, and 225 in Dorval, including 223 rentals. No condos were started in either place, in 2026 or over the same period of 2025. In October 2025, the most recent survey, the vacancy rate reached 4.0% in the Saint-Laurent zone (2.4% a year earlier) and 2.4% in Dorval (0.5%).

Two doors closed in Saint-Laurent. The City of Montreal prohibits renting out your principal residence to tourists there, which is allowed elsewhere from June 10 to September 10, as well as commercial tourist rentals. And no borough by-law provides for the exemption without which the law prohibits, in the agglomeration, converting a rental building into divided co-ownership. See the short term rental rules in Quebec.

Dorval: the city entrance and the water. The City of Dorval is preparing a special planning program for 15.1 hectares around the Jardins Dorval, to densify near public transit, with no published adoption date. The City of Montreal lists Dorval among the areas affected by high water and by heavy rain. The new flood zone maps of the Communauté métropolitaine de Montréal (CMM), which cover Lac Saint-Louis, were to come into force on August 1, 2026; on July 30, the CMM wrote that Quebec had postponed their publication to an undetermined date. For buildings affected by the rains of August 9, 2024, July 13, 2025 or June 20, 2026, Dorval offers assistance covering 70% of eligible work, up to $10,000. See buying in a flood zone in Quebec.

Selling or buying in Saint-Laurent or Dorval
