Market Analysis

In the third quarter of 2026, Saint-Jérôme recorded 250 residential sales according to Centris, more than any other municipality in the Laurentides, ahead of Blainville (185) and Mirabel (173). Single-family homes sold there at a median price of $540,000, 6% more than a year earlier. Around the city, the four other municipalities of the MRC de La Rivière-du-Nord sell almost nothing but houses, some of which have a septic tank.
The MRC has five municipalities, and Centris publishes a page for each one. In parentheses: the change from the third quarter of 2025, in days for time on market.
Single-family homes, which make up most of the sales everywhere.

Condominiums and plexes. Outside Saint-Jérôme, Centris counts zero to five sales per category in the quarter and publishes no median price, not even over four quarters, because there are too few transactions to produce a reliable statistic.

Prices. Prévost leads at $630,000, above the $573,750 recorded for the Laurentides as a whole. Saint-Colomban follows, then Saint-Jérôme; Sainte-Sophie and Saint-Hippolyte come last, at around $500,000. Over four quarters, the order holds, from $620,125 in Prévost to $516,500 in Sainte-Sophie. A change in the median price is not the change in value of a given house: from one quarter to the next, it is not the same houses that sell.
Time on market and supply. Prévost sells in 32 days on average, Saint-Hippolyte in 53, compared with 49 for the region. Saint-Hippolyte has 137 active single-family listings for 55 sold, and its new listings, all categories combined, rose 55%. Inventory also grew in Sainte-Sophie (+41%) and in Saint-Jérôme (+34%).
Months of inventory. The APCIQ barometer groups Saint-Jérôme, Saint-Colomban and Gore into its sector 33, without Prévost, Sainte-Sophie or Saint-Hippolyte. Over the 12 months ending in September 2026, it counts 2.7 to 4.4 months of inventory for single-family homes under $820,000, price ranges it labels “Vendeur” (seller’s), and 8.9 months above that threshold, a range labelled “Équilibré” (balanced). APCIQ places balance between 8 and 10 months.
For the Laurentides as a whole, Centris counts 2,324 residential sales in the quarter (-5%). The Bank of Canada’s policy rate is unchanged at 2.25% as of October 21, 2026; the next announcement is scheduled for October 28.
Saint-Jérôme is selling more houses, and fewer condos and plexes. Its total sales are down 7%, but single-family sales are up 8%. Condo sales fell 21% and plex sales 33%, while active condo listings climbed to 100 (+49%).
Saint-Colomban is speeding up: 76 sales in the quarter (+38%) and 301 over four quarters (+13%), with a median price that is almost stable.
Saint-Hippolyte and Sainte-Sophie are slowing down: over four quarters, 238 sales (-11%) and 271 (-8%). Yet Saint-Hippolyte’s single-family median price gained 11% over the period. Prévost holds at 196 sales over the period, the same as a year earlier.
Downtown. Saint-Jérôme’s plan d’urbanisme et de mobilité durable (planning and sustainable mobility plan, By-law 0350-000) has been in force since May 28, 2025. Its programme particulier d’urbanisme (special planning program) for downtown estimates that the sector could accommodate nearly 4,500 additional dwellings, “without considering the current capacity of the infrastructure”. It draws a transit-oriented development area extending one kilometre around the train station, and targets public parking lots, which take up nearly a tenth of downtown. In 2026, the City consulted residents on a parking master plan; its recommendations will be analyzed.
What it means in practice. A neighbouring parking lot can become a building. Before buying, check the City’s public consultation meetings. Of the three planning proposals presented on August 11, 2026, the one numbered 0350-005 has been in force since September 30: it enlarges a medium to high density residential area in the Montmartre neighbourhood. I found no official source that measures the effect of these projects on prices.
The train station. At 280 rue Latour, in fare zone C, it is the first of the 14 stations on exo’s line 12, which runs to Lucien-L’Allier, and it has 764 parking spaces. Before counting on the train, compare the schedule with your working hours.
Construction. From January to September 2026, CMHC counted 1,891 housing starts in Saint-Jérôme, including 1,821 apartments, compared with 682 a year earlier; Saint-Colomban had 85, compared with 77. A housing start is a dwelling whose construction has begun, not a dwelling that has been delivered. Saint-Jérôme’s rental vacancy rate was 0.8% in October 2025 (reliability rated “Excellent”); the October 2026 survey has not yet been released. According to the Institut de la statistique du Québec, the MRC grew from 141,837 residents in 2021 to 150,532 in 2025, a provisional figure.
The provincial standards are summarized in the checks before buying a cottage. Within the MRC, what changes from one municipality to the next is who does the pumping and which document it issues.
Saint-Colomban. According to the City, every house there has its own wastewater treatment system. The owner has the tank pumped and submits proof within 30 days: every 2 years for year-round occupancy, every 4 years for seasonal occupancy. The City operates five water systems: Phelan, Chénier, Larochelle, Downing and Bédard. The City’s address search tells you whether a house is connected to one of them.
Saint-Hippolyte. A contractor hired by the Municipality pumps every tank every 2 years, and sealed tanks at least once a year; the cost appears on the tax bill. The Municipality requires puisards (an older type of disposal pit) to be replaced with a compliant system within two years from January 1, 2024: if the house had an old puisard, ask for proof that it was replaced. Its information letter on the septic system gives the date of the last pumping and any pollution complaint; it costs $55, with a processing time of 15 business days.
Prévost. A similar letter, which financial institutions call a “lettre de conformité” (compliance letter), costs $30 plus taxes. The Town’s Éco-Prêt program helps finance the replacement of systems at the end of their useful life, in certain zones.
Sainte-Sophie. Since 2020, the planning department has tracked pumpings: every 2 years for permanent use, every 4 years for seasonal use.
What this changes. A seller gains by obtaining the letter before listing. A buyer sets the deadline for their conditions with Saint-Hippolyte’s 15 business days in mind, and has it confirmed whether the address is connected to a water system.
In 2026, all five municipalities charge 3% on the portion of the tax base above $500,000; our welcome tax guide explains the bracket calculation. The Loi concernant les droits sur les mutations immobilières (Act respecting duties on transfers of immovables) uses the higher of the price paid and the market value, and its section 1.1 sets that value for a property entered on the roll: the roll value multiplied by the comparative factor. This factor varies within the MRC.
| Municipality | Roll in force | 2026 comparative factor | Payment of the duties |
|---|---|---|---|
| Saint-Jérôme | 2026-2027-2028 | 1.00 | 2 instalments, at 30 and 90 days |
| Sainte-Sophie | 2026-2027-2028 | 1.00 | not specified |
| Prévost | 2025-2026-2027 | 1.05 | 2 instalments, at 30 and 90 days |
| Saint-Colomban | 2025-2026-2027 | 1.08 | 1 payment, within 30 days |
| Saint-Hippolyte | 2024-2025-2026 | 1.12 | within 30 days of billing |

An example. In Saint-Hippolyte, a house entered on the roll at $450,000 is worth $504,000 within the meaning of the act. Bought for $480,000, it is taxed on $504,000: $5,730.50 in duties instead of $5,310.50, under the 2026 brackets. Run your own numbers with the transfer duties calculator, entering the higher of the two amounts.
The roll. In Saint-Jérôme, the 2026-2027-2028 roll measures the market between July 1, 2021 and July 1, 2024; the City puts the average increase in values at 27.71%, and the average increase in tax bills at 2.95%. In Saint-Hippolyte, 2026 is the last year of the roll. To contest an assessment, you apply to the MRC in the four municipalities it assesses, and to the City in Saint-Jérôme.
Selling. Prévost’s median price is $129,000 higher than Sainte-Sophie’s: your comparables come from your own municipality, and even from your own sector. See how to audit real estate comparables. In Saint-Hippolyte, your house sits alongside 137 listed single-family homes. Off the water and sewer networks, gather the municipal letter, the pumping receipts and the well water analyses ahead of time.
Buying. Sainte-Sophie and Saint-Hippolyte have the lowest median prices in the area. Budget the duties on the roll value multiplied by the factor, if that figure is higher than the price. For a plex in Saint-Jérôme, the 0.8% vacancy rate predates the 2026 housing starts: build a cautious rent scenario and check it with your mortgage broker. The Saint-Jérôme page presents the city’s sectors.
Is Saint-Jérôme the most active city in the Laurentides? In number of sales, yes: 250 in the third quarter of 2026 and 1,146 over four quarters, according to Centris, ahead of Blainville and Mirabel.
Did houses in Saint-Hippolyte gain 11% in a year? Not necessarily. It is the median price of the 231 single-family homes sold over four quarters that rose 11%. The value of a given house is established with comparable sales.
Why are my transfer duties higher than the calculation based on my price? Because the base is the higher of the price and the roll value multiplied by the comparative factor, which reaches 1.12 in Saint-Hippolyte.
