Saint-Eustache and Deux-Montagnes Real Estate Market: Q3 2026

In Saint-Eustache, a single-family home sold in the third quarter of 2026 found a buyer in 23 days on average, less than half the 49 days for the Laurentides as a whole, according to Centris. Its median price: $598,250. In the same MRC, Deux-Montagnes nearly doubled its stock of single-family homes for sale, and Sainte-Marthe-sur-le-Lac is still waiting for its dike to be recognized in the new flood zone maps. Here are the figures for the seven municipalities of the MRC de Deux-Montagnes.

The Saint-Eustache real estate market and its neighbours by the numbers

Centris publishes a page for each of the seven municipalities in the MRC. In parentheses, the change over one year; for days on the market, the change is in days.

Single-family homes. Five of the seven municipalities sold too few homes this summer for Centris to publish a median price for the quarter. The columns on the right therefore cover the last four quarters.

Condominiums. No quarterly median price is published anywhere in the MRC; over four quarters, three towns have one. The other four sold at most four condos each this summer.

Plexes of 2 to 5 units. Fourteen sales in the quarter across the seven municipalities, and no median price published by Centris, even over four quarters. The APCIQ barometer, which groups these towns together, gives a median price of $766,000 over 12 months, on 47 sales.

Saint-Eustache, Deux-Montagnes, Sainte-Marthe-sur-le-Lac: three profiles

Saint-Eustache carries the volume. Its 100 residential sales make up about 40% of those in the MRC this summer.

Sainte-Marthe-sur-le-Lac is selling more. Its single-family sales rose 28%, but their quarterly median fell 9%, to $558,750, while its four-quarter median is the highest published in the MRC, at $605,187. A median describes the batch of homes that sold, not the value of any given house.

Deux-Montagnes sells fast. Over four quarters, its single-family homes sold in 26 days on average, the shortest time in the table.

How APCIQ sees it. Its barometer places these towns in sector 25, Ouest de la Rive-Nord (western North Shore). Page 6 of the barometer names six of them, but its map includes Saint-Placide, and I checked: the sales on the seven Centris pages add up to 252, the barometer’s total. APCIQ puts the single-family median there at $573,500 (+2%) and the selling time at 30 days, against $596,000 and 36 days for the North Shore as a whole.

Over 12 months, single-family homes in sector 25 are in a “seller’s” market in every price range below $850,000, with 2.5 months of inventory between $430,000 and $710,000. At $850,000 and above, APCIQ counts 12.1 months and describes a “buyer’s” market.

What changed in a year

In the Montreal metropolitan area, APCIQ counted 9,265 sales in the quarter, 12% fewer than a year earlier. Its October 14 press release states that single-family sellers keep the advantage in every major sector, and that North Shore condos remain to the sellers’ advantage. The Bank of Canada’s policy rate stands at 2.25% as of October 19, 2026, ahead of the announcement scheduled for October 28.

Supply is rising faster than sales. In sector 25, active listings rose 25%, to 416, while sales fell 9%. In Deux-Montagnes, the stock of single-family homes for sale reaches 45, or +95%. In Saint-Eustache, it is stable (+1%), but condo listings more than doubled: 51 listings, +121%. Across the sector, condos sell in 45 days, 12 more than a year earlier, at a median of $355,000 (-4%).

Rentals and new construction. In October 2025, CMHC measured a vacancy rate of 1.0% in Saint-Eustache and 0.6% in Deux-Montagnes, against 2.9% for the metropolitan area; it publishes no overall rate for the other five municipalities. From January to September 2026, CMHC recorded 533 housing starts in Deux-Montagnes, including 520 apartments, compared with 186 a year earlier; Saint-Eustache went from 100 to 23. A housing start is a dwelling that has been started, not delivered.

The REM in Deux-Montagnes: two stations, a construction site on the lake

What is running. The REM’s Deux-Montagnes branch has been in service since November 17, 2025. Its two stations in the couronne nord, the northern suburbs, are both in the town of Deux-Montagnes: Grand-Moulin, at 46 rue de la Gare, and Deux-Montagnes, at 400 boulevard Deux-Montagnes, both shown as in service on the official list on October 21, 2026. Neither is in Saint-Eustache or in Sainte-Marthe-sur-le-Lac. Parking at both is paid.

What is being built. On March 19, 2026, the City of Deux-Montagnes announced the start of work on the Quai no. 15 project, at the end of 15e Avenue, on the lakeshore: five 16-storey buildings near Grand-Moulin station, in a TOD (transit-oriented development) area, which favours densification near public transit. The sources do not say which projects make up the 520 apartments counted by CMHC.

In practice. The City says it concentrates densification near the stations to preserve existing neighbourhoods: before making an offer near a station, ask the planning department what the zoning allows on the neighbouring lots.

Water: dikes, maps on hold and the April flood

A map postponed. The first batch of new-generation maps from the Communauté métropolitaine de Montréal (CMM) covers, among other areas, Lac des Deux Montagnes and the Rivière des Mille Îles. It was to take effect on August 1, 2026; on July 30, the CMM asked Quebec to reverse its decision to delay it to an undetermined date. The government page updated on August 28, 2026 announces only a publication “in the coming months”; until then, the old-generation maps of the municipality or of the MRC apply. Saint-Placide is the only municipality in the MRC outside the CMM’s territory.

The Sainte-Marthe-sur-le-Lac dike. It was extended, reinforced, raised and waterproofed in 2020, with $48.8 million from Quebec and Ottawa. The City wants its strength recognized so that the southern sector, home to some 2,000 residences, is associated with the lowest degree of risk. To do so, it must file a performance study by March 1, 2028; its council has authorized that study. Behind a recognized structure, Quebec will delineate a “zone protégée à risque résiduel” (protected zone with residual risk), subject to the standards of the low intensity class. In March, the mayor asked for the category of the sector south of chemin d’Oka to be clarified during the transition, an uncertainty “sowing confusion among insurers and mortgage lenders.”

Deux-Montagnes and Pointe-Calumet. In October 2024, Deux-Montagnes wrote that it had recently equipped itself with dikes, which it must show to be safe in order to have them recognized. Since April 2025, a stormwater pumping station with a capacity of 1,200 litres per second takes over when the lake is high. The MRC also reports a flood protection structure in Pointe-Calumet.

Saint-Eustache. On April 15, 2026, the City went on orange watch for the spring flood of the Rivière des Mille Îles. Its flood zone page still announces the new maps taking effect “scheduled for 2025”, which is no longer up to date. Before doing any work, an owner in a flood zone must check with the Service de l’urbanisme (planning department).

Selling or buying in Saint-Eustache and the western North Shore

Three transfer duty scales. In 2026, five of the seven municipalities charge 3% above $500,000 in transfer duties, the welcome tax. Saint-Placide charges 2% from $500,000 to $1,000,000, then 3%. Oka keeps 1.5% up to $630,100, then 2% up to $1,260,300 and 3% above that, according to its page updated on January 30, 2026. On the portion between $500,000 and $600,000, the duty is therefore $3,000 in the five towns at 3%, $2,000 in Saint-Placide and $1,500 in Oka. The tax base is the highest of the price, the amount stated in the deed and the assessment multiplied by the comparative factor, 1.12 in Deux-Montagnes: redo the math with the welcome tax calculator, and see who pays the welcome tax and when.

For a seller. In Saint-Eustache, single-family homes sell fast and their stock is stable; in condos, your unit sits alongside more than twice as many listings as a year ago. At $850,000 and above, APCIQ describes single-family homes in sector 25 as a “buyer’s” market. A town’s median does not set your price: start from similar sales on your street, with the method for auditing a comparable.

For a buyer. South of chemin d’Oka in Sainte-Marthe-sur-le-Lac, or near the water, get the map that applies to the lot in writing from the municipality, along with your insurer’s answer, before waiving the financing condition.

Frequently asked questions

Is there a REM station in Saint-Eustache? No. The two stations in the couronne nord, Grand-Moulin and Deux-Montagnes, are in the town of Deux-Montagnes.

Does the Saint-Eustache market favour sellers? The APCIQ barometer does not classify Saint-Eustache on its own. For sector 25, which includes it, it classifies single-family homes as a “seller’s” market below $850,000 and a “buyer’s” market at $850,000 and above, over the last 12 months.

Do the flood maps already account for the Sainte-Marthe-sur-le-Lac dike? Not yet. Its recognition depends on a study to be filed by March 1, 2028, and the CMM’s new maps are not in force. Even once recognized, the dike would leave a “zone protégée à risque résiduel” behind it.
