In the third quarter of 2026, Centris puts the median price of a single-family home at $404,450 in Rawdon and …
Market Analysis

In Repentigny, excluding Le Gardeur, the single-family home went through summer 2026 without moving: 122 sales, as many as a year earlier, at a median price of $598,000, a 0% change according to Centris. Condos, on the other hand, lost 15% in median price, at $320,000, while the number of listed units rose 51%. Below are the figures for the MRC de L’Assomption, territory by territory, followed by what is changing around the St. Lawrence and Highway 40.
The MRC de L’Assomption is made up of five municipalities: Charlemagne, L’Assomption, L’Épiphanie, Repentigny and Saint-Sulpice. Centris draws six territories from it, because it splits Repentigny in two: the Repentigny sector, with 64,412 residents in the 2021 census, and the Le Gardeur sector, with 21,688. Each percentage compares with the same period a year earlier; the change in days on market is expressed in days.

The top territory in Lanaudière by sales. With 174 residential sales in the quarter (-5%) and 819 over four quarters (-2%), the Repentigny sector is ahead of every territory Centris publishes for the region; Mascouche follows with 168 and 795. That ranking depends on how Centris draws its map: Terrebonne’s three territories, added together, total more.
In Charlemagne, L’Épiphanie and Saint-Sulpice, the quarter counts too few houses sold (5, 28 and 7) for Centris to publish a price. The total for the last four quarters takes its place, except in Charlemagne, where it remains unpublished.

For the condos sold this summer in Le Gardeur (16), Charlemagne (9) and L’Assomption (10), Centris publishes neither a price nor a selling time: too few transactions. Plexes are rarer still: 10 sales in the quarter across the six territories, 66 over four quarters, with no median price published.
Three tight medians. Between Le Gardeur ($580,000) and the Repentigny sector ($598,000), the gap is only $18,000; L’Assomption ($594,500) slips in between the two. All three exceed the median for Lanaudière as a whole by $61,750 to $79,750. Houses sold there stayed on the market for 34 to 39 days on average, compared with 43 for the region.
Condos against the current. The Repentigny sector’s condo median price, $320,000, is $43,000 below the region’s. Over four quarters, it remains the lowest of the four territories where Centris publishes that price.
What the APCIQ says. Its third-quarter barometer groups Repentigny, Le Gardeur and Charlemagne in sector 31; L’Assomption, Saint-Sulpice and L’Épiphanie are in sector 32, along with Lavaltrie and Saint-Roch-de-l’Achigan. Over 12 months, every single-family price range in sector 31 is classified “Seller,” at 2.0 to 5.7 months of inventory. In sector 32, the ranges below $790,000 remain “Seller,” at 2.6 to 4.5 months; the range of $790,000 and over reaches 8.5 months, which the APCIQ classifies as “Balanced.”
Supply is climbing. Active listings, all categories combined, are up 39% in the Repentigny sector, 93% in Le Gardeur and 50% in L’Assomption. House sales, meanwhile, are flat or falling: 0%, -17% and -16%.
Selling times are getting longer in Repentigny, not in L’Assomption. On average, a house sold stayed on the market 12 days longer in the Repentigny sector and 10 days longer in Le Gardeur, but 5 days less in L’Assomption. Repentigny condos took 24 days more.
A median does not measure a house’s value. It splits in two only the properties sold during the quarter: if their mix changes, the median moves without any house having gained or lost value.
The regional context. Lanaudière recorded 1,628 residential sales in the quarter, 10% fewer than in summer 2025. For the metropolitan area, the APCIQ reports 17% more listed properties than a year earlier. As of October 21, 2026, the Bank of Canada’s policy rate is 2.25%; the next announcement is on October 28.
Repentigny sits on the north shore of the St. Lawrence River; the L’Assomption River runs through the town of the same name from north to south.
The CMM’s new maps. The Communauté métropolitaine de Montréal (CMM) has produced new-generation maps for 14 bodies of water, including the St. Lawrence and the L’Assomption River, public in preliminary form since September 2024. They factor in a flood with a 350-year return period and the floods of 2017, 2019 and 2023; according to the CMM, they add a significant area of already urbanized territory.
A first batch on hold. This batch, which covers the banks of the St. Lawrence among other areas, was to take effect on August 1, 2026. On July 30, the CMM asked the Environment ministry to reverse a postponement “to an undetermined date.” The CMM does not name the L’Assomption River in that request. As of October 21, 2026, no official source announces that the maps have come into force; according to the CMM, the old map remains fully valid until then.
L’Assomption, a town centre encircled by the river. In 2020, the City counted nearly 300 homes in a low-current or high-current flood zone. It then dated its last major flood to 1976, caused by an ice jam downstream of the Route 341 bridge. These figures predate the new maps.
In practice. The government’s interactive map gives a reference point; for precise boundaries, the government itself refers you to the municipality or the MRC. The order of the checks, all the way to the insurer and the lender, is in buying in a flood zone in Quebec.
Avantia, south of Highway 40. The City of Repentigny describes itself as nearly 99% developed. It is betting on Avantia, about 6 million square feet between boulevard Brien and boulevard Industriel: an aging industrial sector set to gradually receive shops, housing and green space, around exo’s bus terminus. Its plan particulier d’urbanisme (special planning program) provides for at least 40 dwellings per hectare in the mixed-use area, and the City states that no expropriation is planned. The project page gives no construction date and speaks of a transformation over nearly 20 years.
The eastern tramway: a route, no date. The Projet structurant de l’Est (the eastern transit project), proposed by the ARTM, includes a branch from Repentigny to the metro’s green line, along Highway 40 and rue Sherbrooke Est. On March 5, 2025, Quebec made it the first project entrusted to Mobilité Infra Québec; the ARTM’s capital expenditure program, signed in October 2025, planned that transfer during 2026. No opening date has been published.
The train, weekdays only. According to exo’s schedule in effect since January 12, 2026, eight line 15 trains leave Repentigny station for Montreal from Monday to Friday, five of them between 5:54 a.m. and 8:44 a.m.; the first one reaches Ahuntsic station in 37 minutes. There are no trains on weekends.
Far fewer housing starts. From January to September 2026, CMHC recorded 248 housing starts in the five municipalities, compared with 1,300 a year earlier: Charlemagne went from 748 to 10, Saint-Sulpice from 152 to 10, L’Assomption from 137 to 38 and Repentigny from 167 to 129. CMHC does not give the reason.
Selling a house. In the Repentigny sector, 122 houses sold in the quarter against 134 active listings; in L’Assomption, 40 against 79. Your price is defended with recent sales of similar houses in your neighbourhood, not with a median: see real estate comparables: auditing your neighbour’s price.
Selling a condo in Repentigny. In the third quarter, the Repentigny sector had 82 condos listed (+51%), and those sold stayed on the market for 59 days on average. Before listing, gather the syndicate documents that the buyer and their lender may ask for: see the Bill 16 obligations.
Buying: transfer duties. Repentigny and L’Assomption apply 3% to the portion above $500,000, the maximum the law allows outside Montreal. In Repentigny’s example, a $550,000 house generates $7,110.50 in duties, payable in a single instalment within 30 days of the bill. According to Repentigny, the base is the higher of the sale price and the standardized value (valeur uniformisée); in L’Assomption, the 2026 comparative factor is 1.08. In the welcome tax calculator, the Ville de Laval option applies identical 2026 brackets. Elsewhere in the MRC, ask the municipality for its rate.
Buying: the tax bill. In Repentigny, the bill for a single-family home of average value, $500,000, goes from $3,437 in 2025 to $3,557 in 2026. The City does not send this bill to a new owner who does not ask for it, and warns that infrastructure not yet billed, in certain developing areas, may be added to it: ask the question before making an offer. In L’Assomption, the 2025-2027 assessment roll raised the average value of single-family homes from $291,337 to $460,605 (+58.10%); it reflects the market as of July 1, 2023, not this summer’s.
Are prices falling in Repentigny? The single-family median price is not declining: $598,000 in the third quarter of 2026, a 0% change over one year according to Centris. The condo median is down 15%, to $320,000, on 49 sales. Neither median gives the value of a specific address.
Is Le Gardeur cheaper than the rest of Repentigny? According to Centris, the single-family median price there was $580,000 this summer, compared with $598,000 in the Repentigny sector, and $564,000 compared with $595,750 over four quarters. A median depends on the houses sold during the period.
How do you know if a house in L’Assomption is in a flood zone? The City launched an interactive map in 2020, and the government has its own. Then have the urban planning department confirm in writing the map and the flood elevation that apply to the lot: since the river’s new map is not in force, the answer may change.
