Laval-des-Rapides and Pont-Viau, Laval Real Estate Market: Q3 2026

Over the last four quarters, Pont-Viau and Laval-des-Rapides accounted for 89 of Laval’s 314 plex sales, or 28%, according to Centris figures. That is what sets this sector on the Rivière des Prairies apart. Quarterly sales here are counted in single digits or in the tens, so several third-quarter 2026 median prices are missing. Here is what the published figures establish, and what is changing near Cartier metro.

The Laval-des-Rapides and Pont-Viau real estate market, by the numbers

The City of Laval groups the two neighbourhoods in its sector 2; Centris publishes a page for each. The tables give sales for the third quarter, July to September 2026, then the total for the last four quarters, October 2025 to September 2026. In parentheses: the change over one year, in days for time on market.

Why some medians are missing

For every third-quarter median price and every third-quarter time on market, in both neighbourhoods, Centris shows two asterisks: “Insufficient number of transactions to produce reliable statistics.” Even the change in sales by category is missing. This article fills none of these gaps with a calculation of its own: it uses the total for the last four quarters and labels it as such. The limit of that approach: it covers four seasons, from fall 2025 to summer 2026.

Pont-Viau condos: nothing published. With 27 sales over four quarters, Centris publishes neither a median price nor a time on market, even for the four-quarter total.

A median is not the value of your home. A change in the median price can come from a change in the mix of properties that sold; it does not mean that a given house is worth more or less. APCIQ’s barometer asks readers to interpret these figures with caution, especially when the number of transactions is low. The 7% drop in the Pont-Viau single-family median rests on 58 sales in one year.

In Pont-Viau, nearly one sale in three is a plex. In Laval-des-Rapides, one in two is a condo. The PPU Cartier (the programme particulier d’urbanisme, the City’s special planning program for the area) describes its established residential areas as a built environment made up mostly of detached and semi-detached single-family houses and plexes of 2 or 3 storeys.

Prices. Over four quarters, Laval-des-Rapides condos, at $374,375, and Pont-Viau single-family homes, at $532,250, have medians below Laval’s. Single-family homes and plexes in Laval-des-Rapides are close to the city’s medians; Pont-Viau plexes are below.

What changed in a year. In the third quarter, Laval-des-Rapides recorded 70 sales, 28% fewer than a year earlier, against a 15% decline for Laval; the total value of its transactions fell 20%. Pont-Viau is following a different curve: its sales rose 7% over four quarters while Laval’s fell 8%, and its active listings for the quarter rose 41%. Plexes gained ground in both neighbourhoods: +16% and +17% in sales over four quarters, against +1% for Laval.

The Laval context. In its October 14, 2026 news release, APCIQ writes that single-family sellers keep an advantage in each of the major sectors of the Montreal metropolitan area and that, for condos, the Laval sector is moving closer to the balanced-market thresholds. It publishes no verdict specific to these two neighbourhoods: its barometer groups them with Chomedey in sector 19, Centre-Ville de Laval.

What is moving in Laval near Cartier metro

The City launched the revitalization of the Cartier station sector in 2016, an area it places in the Pont-Viau and Laval-des-Rapides neighbourhoods. The PPU Cartier has been in force since 2022, and the project extends over 15 to 25 years.

April 8, 2026: water and sewer. According to the City, the underground networks near Cartier metro have reached full capacity, which currently limits new residential projects. It announced nearly $20 million in work, including $8 million from the Government of Canada, on nearly 2.5 km of pipes, to allow the construction of nearly 1,800 housing units. The City said the work would begin in the fall; as of October 19, 2026, no City page confirms that it has started. This is a capacity, not a list of authorized projects: no source consulted says where or when these units would be built.

March 31, 2026: the Pont-Viau convent. The City bought the property of the Sœurs Missionnaires de l’Immaculée-Conception (the Missionary Sisters of the Immaculate Conception) for $7.96 million. The project calls for about 200 non-market housing units with the organization Interloge, a public street and public spaces, around a building of heritage interest that is to take on a cultural and community role.

Work under way. Under parc Cartier, the City is building a 15,000 m³ underground basin to limit sewer overflows into the Rivière des Prairies. According to the November 2025 Info-Cartier bulletin, the work began in spring 2025 and will last until 2027, with the park closed to the public; on June 22, 2026, the City confirmed that construction was continuing. The same bulletin reports the demolition of five buildings at the approach to the Viau bridge in fall 2025.

Housing starts. From January to September 2026, CMHC counted 275 housing starts in its Laval-des-Rapides zone, including 274 apartments, against 273 a year earlier, and 23 in its Pont-Viau zone, against 75. No source consulted explains the gap in Pont-Viau.

The Rivière des Prairies and rental housing

The Rivière des Prairies, the boundary between Laval and Montreal according to the City’s welcome guide, is the southern limit of the PPU Cartier territory.

Flood maps. The government’s modernized regulatory framework has applied since March 1, 2026, but the mapping in force, with its high-velocity (0-20 year) and low-velocity (20-100 year) flood zones, remains the reference until the new mapping is published, the City writes; it expects that publication by the end of 2026. On July 30, 2026, however, the Communauté métropolitaine de Montréal asked Quebec’s environment ministry to reverse its decision to postpone, to an undetermined date, the first batch of maps, which covers in particular the area along the Rivière des Prairies. For a property close to the shore, the applicable map can therefore change after you buy: have the address checked before making an offer, and talk to your insurer about it. See buying in a flood zone.

Rental housing. In its October 2025 survey, the most recent, CMHC measured a vacancy rate of 2.4% in its Laval-des-Rapides zone, with a reliability rating of “Very good”, against 3.4% for the city of Laval, rated “Good”. For Pont-Viau, it published no overall rate in 2025, but 0.8% for one-bedroom units; in 2024, the overall rate there was 0.1%. For a plex buyer, these rates describe the market of October 2025, not the vacancy risk of a specific building: only the leases in place tell you the income.

Selling in Pont-Viau or Laval-des-Rapides

Set the price on the neighbourhood, not on Laval. With a median of $532,250 over four quarters, a Pont-Viau single-family home does not compare with Laval’s $629,750 median. With so few sales, the neighbourhood median remains a reference point only: the price is set on comparable sales, address by address. See how to audit the comparables; the home value estimator gives a first order of magnitude.

Plexes: prepare the file. Over four quarters, plexes stayed on the market for an average of 46 days in Pont-Viau, 19 fewer than a year earlier, and 56 days in Laval-des-Rapides, six more. The buyer will ask for the leases, the rent increase notices and the tax bills: gather them before you list.

Condos in Laval-des-Rapides. Sales fell 14% over four quarters, and the average time on market lengthened by seven days, to 55. A seller bound by a moving date takes this into account; no published figure predicts the time on market of a given unit.

Buying in the sector

Little choice in single-family homes. In the third quarter, Centris counted 16 active single-family listings in Pont-Viau and 23 in Laval-des-Rapides, against 792 across Laval. Compare each visit with actual sales on the street rather than with the median.

Condos. A lower median says nothing about the condition of a building. Read the syndicate’s documents before making an offer; the Bill 16 obligations set out the list.

Neighbouring lots and the work. Near Cartier metro or the Viau bridge, ask the City for the schedule of the pipe work and check what the regulations allow next door. The PPU, for example, provides for greater densification on the east side of boulevard des Laurentides, where buildings will be able to reach three storeys.

Frequently asked questions

Why does Centris give no median price for Pont-Viau condos? Because, according to Centris, 27 sales over four quarters are not enough to produce a reliable statistic. No figure replaces that missing median. The price of a condo there is established from comparable sales.

Does the REM serve Pont-Viau or Laval-des-Rapides? The REM has two stations in Laval, Île-Bigras and Sainte-Dorothée, both in service. This sector is organized instead around the Cartier metro station, which the City places in Pont-Viau and Laval-des-Rapides.

Will the 1,800 housing units announced near Cartier metro move prices? No source consulted measures such an effect, and this article predicts none. The City’s figure describes a capacity made possible by the new pipes, not approved projects. The City did, however, announce one specific project in the sector this year: the Sœurs Missionnaires convent, with about 200 non-market housing units.
