“Off-market” is one of the most used and least accurately understood terms in real estate. It comes up with buyers who want to avoid competition, investors looking for below-market deals, and sellers who want privacy. Here is what it actually means and what it does not.
An off-market property is simply a property that is available for purchase but not listed on the MLS (Multiple Listing Service) or other public listing platforms. The seller is willing to sell, but the exposure has been limited deliberately.
This happens for several reasons:
Privacy. Some sellers, particularly higher-net-worth individuals or those in public-facing professions, prefer not to have their home’s interior photographed and published across every real estate platform accessible to anyone with internet access.
Testing the market. A seller who is not certain they want to sell may agree to entertain offers if someone approaches them, without committing to the full marketing process.
Speed. A seller who needs to move quickly may prefer a direct transaction with a known buyer to the time and disruption of a full listing process.
Relationship-based transactions. Particularly in the income property segment, many plexes change hands between investors who know each other, through broker networks, without ever appearing on the MLS.
It is not a guaranteed discount. The assumption that off-market means below market is a myth. A seller who has not listed is not necessarily motivated to sell cheaply. They have simply chosen a different distribution channel.
It is not a secret database accessible only to insiders. There is no hidden repository of off-market properties. What exists is a network of relationships: brokers who know motivated sellers, investors who know other investors, property managers who hear about plans before they become listings.
Work with an active broker who has a local network. Brokers who are deeply engaged in a specific market know sellers who are considering listing before those sellers have listed. That relationship-based intelligence is the primary access mechanism for off-market properties.
Accessing pre-market information means conversations with other brokers in the targeted markets, contact with property managers who run income plexes, and in some cases direct outreach to owners. That is the practical reality of it.
Know your target clearly. A buyer who can articulate precisely what they want (duplex in Duvernay, $500,000-$600,000, in reasonable condition) gives their broker specific criteria to work from. A vague request generates vague results.
Be ready to move quickly. Off-market opportunities are typically available to a limited audience for a limited time. A buyer who needs three months to get financing in order before acting will not access the same opportunities as one who is pre-approved and ready to submit an offer on short notice.
Consider direct outreach. Some buyers identify properties they would like to purchase and contact the owners directly. This is more common in the income property market than in single-family residential. Success rates are low but the effort is low per attempt, and occasionally it produces genuine results.
Off-market properties are a real part of the Greater Montreal market, particularly in the income plex segment. For buyers who are well-prepared, patient, and working with a broker who has genuine local relationships, off-market access provides an occasional advantage.
It is not a magic solution to competitive markets or high prices. It is one additional channel in a comprehensive search strategy.
