Market Analysis

From July to September 2026, single-family homes sold at a median price of $495,000 in Saint-Lin-Laurentides, $440,700 in Sainte-Julienne and $322,500 in Saint-Calixte, according to Centris. The Lanaudière median is $518,250, and Mascouche’s is $600,000. In the other seven municipalities of the MRC de Montcalm (regional county municipality), sales are too scarce for Centris to publish a quarterly price.
The MRC de Montcalm’s land use and development plan (schéma d’aménagement) lists ten municipalities. Based on the 2021 census, Centris gives Saint-Lin-Laurentides 24,030 residents, Sainte-Julienne 11,173 and Saint-Calixte 6,792. Adding up its ten pages gives 218 residential sales in the quarter and 1,020 over four quarters.

Centris compares each change with the same quarter of the previous year. A missing change, or “not published”, stands in for Centris’s **: “Insufficient number of transactions to produce a reliable statistic.”

The gap with the south is clear. Saint-Lin-Laurentides’ median is $25,000 below La Plaine’s and $105,000 below Mascouche’s; Saint-Calixte’s is $195,750 below the regional median. These gaps do not compare similar houses: size, lot and services change from one municipality to the next. Selling time ranges from 25 days in Mascouche to 81 in Sainte-Julienne (46 over four quarters).
APCIQ’s reading. Its barometer for the Montreal metropolitan area treats Saint-Lin-Laurentides as its sector 34. Over the 12 months ending in September, every single-family price range there favours sellers, at 1.2 to 6.4 months of inventory; the $360,000 to $600,000 range, the most active, is at 2.6 months. APCIQ places balance between 8 and 10 months.
More choice, slower sales. Active single-family listings are up 27% in Saint-Lin-Laurentides and Sainte-Julienne, and 34% in Saint-Calixte, where 90 houses were listed against 30 sold. Sales diverge, -4% in Saint-Lin-Laurentides and +30% in Sainte-Julienne, but selling time is getting longer in both: 18 and 39 more days.
Medians, read with caution. Saint-Roch-de-l’Achigan’s median gains 26% over four quarters, but on 54 sales. A median describes the houses that changed hands, not the value of a given house: a few new or larger houses are enough to move it.
The regional context. The MRC de Montcalm had 65,409 residents on July 1, 2025, according to the preliminary estimate of the Institut de la statistique du Québec. Its growth has slowed, from 32.4 per thousand in 2021-2022 to 15.3 in 2024-2025, still more than double Quebec’s rate (7.0).
Sainte-Julienne. The urban redevelopment of Route 125 has been complete since summer 2023; the four-lane bypass planned by the Ministère des Transports et de la Mobilité durable (Quebec’s transport ministry) is still at the planning stage. In its report published on June 9, 2026, the Bureau d’audiences publiques sur l’environnement (BAPE, Quebec’s environmental public hearings board) finds the project justified, but considers that it must be revised, given its anticipated effects on natural environments and on the quality of life of nearby residents. The road studied is 3.1 km long, at an estimated cost of more than $100 million. The decision rests with the Conseil des ministres (the Quebec cabinet): as of October 21, 2026, the environmental assessment registry shows no decree. Near the corridor, consult the map appendix of the impact study, filed in that registry.
Saint-Esprit. The ministry plans to redesign two Route 125 intersections starting in 2026. Its 2026-2028 investment list puts the Saint-Esprit and Sainte-Julienne intervention plan at $5 million to $10 million.
Saint-Lin-Laurentides. More than 17,000 vehicles a day cross downtown, according to the ministry. Its 6.5 km project has three phases. Only phase 1, a redevelopment of Route 335-337 south of the côte de Grâce, is “in progress” (en réalisation), and its work was temporarily suspended in 2024. Phases 2 and 3, the bypass, are in design, with no timeline. The 2026-2028 list has no line for this project; it plans the paving of Route 158, from Route 335 to Sainte-Sophie, at $1 million to $5 million, in 2026-2027. Near these roads, question the ministry before you sign a promesse d’achat (promise to purchase).
Saint-Calixte. The same list plans to rebuild the Route 335 roadway in the urban sector, at $1 million to $5 million, with work in 2026-2027.
Students. According to the Centre de services scolaire des Samares (the local school service centre), Saint-Lin-Laurentides went from 3,328 students in 2020-2021 to 4,444 in 2025-2026 (+33.5%), and Sainte-Julienne from 1,279 to 1,682 (+31.5%). The service centre converted its Centre de formation de Montcalm into a high school, the École secondaire de l’Évolution, in Saint-Lin-Laurentides. To build a high school there, its board authorized on February 18, 2026 the acquisition, free of charge, of about 50,000 m² of land from the City, subject to the minister’s authorization. The minutes give no opening date. If you have children, have the school for the address confirmed before making an offer.
Water. The City draws its water from artesian wells and writes that in early summer, its production capacity falls short of consumption. On October 21, 2026, its “Eau et égouts” (water and sewers) page showed, for connected homes, a ban on watering and on filling pools, and stated that no development would be authorized until the drinking water issue is resolved. The page is undated and still announces a plant for spring 2025: have the City confirm the current rule. Its 2026-2028 capital expenditure program sets aside $2 million in 2026 for a well No. 9 and $46 million from 2026 to 2028 for a wastewater treatment plant. CMHC counted 23 housing starts in the city from January to September 2026, compared with 30 a year earlier.
The agricultural zone splits the MRC in two. According to data from the Commission de protection du territoire agricole (Quebec’s agricultural land commission) as of March 31, 2012, reproduced in the land use plan, 63% of Montcalm’s territory is in the agricultural zone: 1% in Saint-Calixte, 26% in Sainte-Julienne, 70% in Saint-Lin-Laurentides, and 91% to 100% in the other seven municipalities. In the south, before buying a house on a rang (rural concession road) or a lot, check the lot’s agricultural zoning: the checks before buying a country home in Quebec explain what that changes.
The well. In Saint-Lin-Laurentides, part of the territory is not served by the municipal water system; owners there have a well dug under a drilling permit. The City publishes separate water quality reports for its municipal network and for the Domaine-des-Rêves and Éden 1 to 4 networks: ask which one serves the address.
The septic system. Saint-Lin-Laurentides By-law 817-2025 requires the tank to be emptied every 2 years for a permanent residence and every 4 years for a cottage, with proof sent to the City within 30 days. Any replacement or repair requires a certificate of authorization. The City handles access to documents requests on existing systems: get the file for the address before you waive your conditions. The rest is in the checks before buying a cottage.
For a seller. With more houses listed, buyers compare. Your price is built on dated comparable sales: see how to audit comparables. If the house is off the water system, gather before listing the proof of the last emptying, the septic system certificate and a recent analysis of the well water.
For a buyer. Budget for the welcome tax (transfer duties): in Saint-Lin-Laurentides, 0.5% up to $62,900, 1% up to $315,000, 1.5% up to $500,000 and 3% above. On a base of $495,000, the quarter’s median, the duties come to $5,535.50. The City uses the higher of the price paid and the municipal assessment multiplied by 1.05 in 2026. Below $500,000, these brackets are those of the provincial law, and the transfer duties calculator gives the amount. The City’s 2026 budget announces an average tax bill increase of 2.8%. The notary and the mortgage broker confirm the rest.
Why does Centris show no price for Saint-Esprit or Saint-Liguori?
Six and eight sales in the quarter is too few: Centris then replaces the price with **. Do not infer it from neighbouring municipalities; ask for the comparable sales on your rang.
Has the Sainte-Julienne bypass been approved? No decree appears in the environmental assessment registry on October 21, 2026, and the ministry was still waiting for one on July 13. The BAPE asks that the project be revised in its current form.
Is Saint-Lin-Laurentides part of Montreal’s North Shore? For APCIQ, yes: it is sector 34 of the Rive-Nord (North Shore). Saint-Roch-de-l’Achigan is in its sector 32, with L’Assomption and Lavaltrie; the other eight Montcalm municipalities have no page in that barometer.
