Mont-Tremblant and Sainte-Agathe-des-Monts Real Estate Market: Q3 2026

In the third quarter of 2026, Centris recorded 96 residential sales in Mont-Tremblant and 43 in Sainte-Agathe-des-Monts, the two towns of the MRC des Laurentides. In Mont-Tremblant, houses and condos are moving in opposite directions: the median price of a single-family home rose 12%, to $645,000, the condo median fell 37%, and a condo stays on the market 174 days on average. Below: the 20 municipalities of the MRC, and the local rules that weigh on a cottage.

It is the only municipality in the MRC where Centris publishes a condo median price, and time on market there is more than double the regional figure. The 37% drop rests on 49 sales: over four quarters, the decline is 6%.

What APCIQ says. For its “Centre urbain de Mont-Tremblant” (Mont-Tremblant urban centre), which adds Lac-Tremblant-Nord and Mont-Blanc, the barometer counts, for condos over 12 months, 7.5 months of inventory below $210,000, favouring sellers, and 14.5 to 22.8 months above that, favouring buyers. Balance lies between 8 and 10 months.

Sainte-Agathe-des-Monts has slightly more residents than Mont-Tremblant, 11,211 against 10,992 in 2021, but less than half as many sales this quarter. The gap comes mostly from condos: over four quarters, Sainte-Agathe sold more houses, 157 against 151.

Mont-Tremblant is above the regional single-family median; Sainte-Agathe sits $114,750 below it. Elsewhere, Centris publishes only the four-quarter median, from $416,875 in Amherst to $591,250 in Lac-Supérieur. Over that period, average time on market for a single-family home ranges from 53 days in Sainte-Agathe to 161 in La Minerve.

The nine other municipalities, from Arundel to Val-des-Lacs, total 27 sales for the quarter, with no published median price. Added together, the 20 Centris pages give 320 sales, 14% of the 2,324 in the Laurentides. No plex median price is published anywhere in the MRC.

What APCIQ says. Its “Agglomération de Sainte-Agathe-des-Monts” (Sainte-Agathe-des-Monts agglomeration) brings together Sainte-Agathe, Val-David and Val-Morin. Over 12 months, it rates the single-family market there as favouring sellers from $240,000 to $720,000 (3.8 to 6.9 months of inventory), balanced below $240,000 (8.9 months) and favouring buyers at $720,000 and up (14.2 months).

What changed in a year

In Mont-Tremblant, more houses sold, fewer condos. Single-family sales rose 27%, condo sales fell 24%, and condo time on market grew by 49 days. Dollar volume fell 13%.

In Sainte-Agathe-des-Monts, the quarter contradicts the year. The single-family median price lost 16% for the quarter but gained 8% over four quarters, and houses sold 21 days faster. Val-David saw its sales climb 24%, to 31.

A change in the median price does not measure the change in value of a given property: the mix of sales shifts from one quarter to the next.

The regional context. In the Laurentides, active listings rose 15%. On October 14, 2026, APCIQ ranked the Laurentides resort markets among the most balanced in the province, “without, however, systematically favouring buyers.”

Short-term rentals: what each town allows

The provincial framework is covered in the short-term rental rules in Quebec.

Mont-Tremblant. Since March 19, 2025, interim control By-law (2025)-234 has prohibited, outside urban perimeters, the construction or enlargement of a main building and any change of use for commercial lodging purposes. Tourist residences escape it in a single-dwelling detached building and in certain named zones. The watersheds targeted by the MRC are excluded from it. The Service de l’urbanisme (planning department) confirms the zone and handles the notice of conformity the CITQ requires.

Sainte-Agathe-des-Monts. The Town amended its zoning between December 2022 and March 2023, following the procedure of section 23 of the Loi sur l’hébergement touristique (Quebec’s tourist accommodation act). According to its list, current as of April 27, 2023, principal residence rental is allowed in only 7 zones, and tourist residences in 11. Get the zone of the address in writing.

The MRC on top of both. In the lake watersheds it maps, interim control by-law 408-2024 (Règlement de contrôle intérimaire), in force since September 3, 2024, caps the density of tourist accommodation establishments other than a principal residence, in the event of construction, enlargement or a new use: 6 units per hectare on a serviced lot, 3.3 on an unserviced lot, 2.5 in a shoreline sector. Urban, village and tourist land use designations are excluded. Elsewhere in the MRC, ask the municipal planning department.

Lakes, septic tanks and hotel condos

The general checks are covered in buying a cottage in Quebec.

Streets and integrated projects near lakes. In those watersheds, the MRC by-law also prohibits opening or extending a street and subdividing an integrated project, unless the municipality approves a PIIA (site planning and architectural integration programme) under a by-law adopted for that purpose. It remains in force until the last certificate of conformity for the municipal planning by-laws, and the ministry found the revised land use plan non-compliant on November 11, 2024. The Mont-Tremblant by-law prohibits the same operations within 300 metres of certain lakes. Anyone planning to subdivide a lot should check this before making an offer.

Mont-Tremblant’s planning overhaul is not adopted. Its draft urban plan and planning by-laws, tabled on April 13, 2026 as working documents, were aimed at adoption in August 2026; its tracking page now places adoption in winter or spring 2027.

The septic tank, monitored by the Town. On August 27, 2026, Mont-Tremblant announced reminder letters about pumping and asks for a copy of the invoice; Sainte-Agathe-des-Monts requires proof of pumping before September 30 of the year it is due. Ask the seller for this proof.

Hotel condos. The Règlement sur les dispenses de prospectus et d’inscription dans le secteur immobilier (the regulation on prospectus and registration exemptions in the real estate sector) covers the distribution of an “investment contract that includes a real right in an immovable as well as a rental management agreement.” For a resale, its sections 18 and 19 provide that the seller notifies the person who runs the business, and that this person gives the buyer the offering document, the resale document and the available audited statements of net income for the last two fiscal years. If the unit falls under this regime, ask for them along with the management agreement, and have your lawyer or notary read them.

Assessment roll, taxes and transfer duties

Two rolls, two reference dates. In Mont-Tremblant, the 2026-2027-2028 roll reflects the market as of July 1, 2024: residential values up 37.9% on average, and the residential rate lowered from $0.577 to $0.4283 per $100. In Sainte-Agathe-des-Monts, the 2025-2026-2027 roll reflects the market as of July 1, 2023, and the Town publishes two average increases for residential property, 60% and 54%. The gap between two rolls is not an increase in sale price.

The tourist residence rate, almost double. In Mont-Tremblant in 2026, the general property tax totals $0.428305 per $100 for the residual category, the one houses fall into, and $0.832548 for tourist residences, code 5834, with the Town’s and the agglomeration’s by-laws added together. On a $500,000 assessment, that works out to $2,142 against $4,163, before special taxes and fees.

Transfer duties. In 2026, Mont-Tremblant charges 2% from $500,000 to $750,000 and 3% above that; Sainte-Agathe-des-Monts charges 3% from $500,000. On a $600,000 base, the calculation gives $7,610.50 in Mont-Tremblant and $8,610.50 in Sainte-Agathe. The welcome tax calculator, with the “Other Quebec municipality” option, applies 1.5% above $315,000: accurate up to $500,000, it underestimates the duties above that in both towns.

Selling or buying in the Mont-Tremblant real estate market

Selling a condo. Your unit joins 292 listed condos, against 49 sales in the quarter. The price is defended with sales of comparable units, not with the median: auditing the comparables shows how. Prepare the declaration of co-ownership and any management agreement.

Selling a house. Single-family homes sell more often than a year ago in Mont-Tremblant, but in 76 days on average, against 45 in Sainte-Agathe-des-Monts. If your house could appeal to buyers who want to rent it out, have the zone confirmed in writing before listing.

Buying. For long-term rental, CMHC measured a 1.4% vacancy rate in the Sainte-Agathe-des-Monts agglomeration in October 2025; it does not publish one for Mont-Tremblant. For nightly rental, put the zone, the interim control rules and the tourist residence tax rate into the same calculation.

Frequently asked questions

Are prices falling in Mont-Tremblant? Not the single-family median price: +12% for the quarter, +13% over four quarters. For condos, it fell 37% for the quarter and 6% over four quarters.

Can I rent out my cottage by the night in Mont-Tremblant? Only if the zone allows it and, outside urban perimeters, under the interim control by-law, in a detached single-family building, except in certain named zones. Then come the notice of conformity and provincial registration.

Is Sainte-Agathe-des-Monts a buyer’s market? APCIQ does not publish a verdict for the town alone. In its agglomeration, over 12 months, it classifies the single-family market as favouring sellers from $240,000 to $720,000, and buyers at $720,000 and up.
