Laval Real Estate Market by Sector: Q3 2026

In the third quarter of 2026, Centris counts 848 residential sales in Laval, 15% fewer than a year earlier, while the median price of a single family home rises 5% to $630,000. That single figure hides neighbourhoods that do not move together: sales fall 28% in Laval-des-Rapides and climb 21% in Sainte-Rose. Here are the 13 neighbourhoods Centris tracks in Laval, side by side, and what these data do not tell you.

Laval real estate market in Q3 2026: fewer sales, higher medians

From July to September 2026, all three categories follow the same pattern: fewer transactions than in summer 2025, more properties listed, and a higher median price.

All categories combined, Laval has 1,660 new listings (+6%) and 1,545 active listings (+10%). Sales are falling mostly in condos, while supply is growing mostly in single family homes.

In Laval-sur-le-Lac, Pont-Viau and Saint-Vincent-de-Paul, Centris does not publish the change in sales.

The top and bottom of the table depend on the period. For the quarter, among the eight neighbourhoods where Centris publishes a single family median, Duvernay ($735,000) and Sainte-Dorothée ($728,400) lead, while Saint-François ($542,500) and Fabreville ($560,000) bring up the rear. Over four quarters, Sainte-Dorothée moves ahead of Duvernay, and the bottom of the table goes to two neighbourhoods with no quarterly median: Laval-Ouest ($479,312) and Pont-Viau ($532,250), below Saint-François ($541,437). They are the only two neighbourhoods whose median over four quarters is falling.

Sainte-Rose is the exception. It is the only neighbourhood where Centris publishes a rise in sales: +21% overall, +31% for single family homes, with 71 houses sold. Supply is jumping there too: 100 active single family listings, 72% more than a year earlier.

Single family supply is shrinking in only two neighbourhoods. Of the ten where Centris publishes the change, only Duvernay (64 active listings, -8%) and Vimont (43, -10%) are down. Everywhere else, supply is rising, from 5% in Auteuil to 72% in Sainte-Rose.

Condos and plexes: two separate markets

For the quarter, Centris publishes only one neighbourhood median for these two categories: $450,000 for condos in Chomedey, unchanged. The following table therefore uses the total for the last four quarters.

Condos mean Chomedey first. 114 of the 236 condos sold in Laval during the quarter were in this neighbourhood, and 556 of the 1,262 over four quarters. Over four quarters, medians range from $371,500 in Vimont to $509,000 in Sainte-Dorothée. Centris publishes neither the age nor the size of the units sold, so that gap cannot be broken down with public data. In its October 14, 2026 release, the APCIQ writes that Laval’s condo market is moving closer to balanced-market thresholds, while the North Shore and the South Shore remain in sellers’ favour.

Plexes are counted in the dozens. 65 sales in Laval during the quarter, and only four neighbourhoods with a published median over four quarters, from $802,875 in Pont-Viau to $922,000 in Chomedey. What is weighing on the Laval real estate market this fall

The policy rate. As of October 19, 2026, it stands at 2.25%, unchanged since the cut of October 29, 2025 and held by the Bank of Canada on September 2, 2026. Its next announcement is scheduled for October 28, 2026. For the effect on your own rate, talk to a mortgage broker.

The month of September. According to APCIQ monthly statistics, Laval recorded 288 sales in September 2026, 17% fewer than in September 2025, with 1,728 active listings, 18% more. The single family median for the month reaches $649,000 (+8%), and the condo median $430,000 (-5%). For condos, the month and the quarter diverge: -5% in September, +3% over the quarter according to Centris.

Transfer duties. In 2026, Laval applies 0.5%, 1% and 1.5% on the brackets up to $500,000, then 3% from $500,001. With a single family median of $630,000, at least half of the single family homes sold in the quarter exceed that threshold. The base is not necessarily the price paid: it is the highest of the price, the amount stated in the deed and the roll value multiplied by the comparative factor, 1.03 in 2026. In the example published by the City, a property bought for $650,000 and entered on the roll at $650,000 is taxed on $669,500 ($650,000 x 1.03), for $10,695.50 in duties. The welcome tax calculator redoes the math with your price; your notary confirms the amount.

The assessment roll. The 2025-2026-2027 roll reflects the market as of July 1, 2023, and the City says so in writing: the assessment “therefore does not necessarily reflect its current market value.” The average value of a single family home on the roll, $622K according to the City, cannot be compared with the Centris median: the dates, the method and the properties all differ.

Flood zones. The modernized provincial framework has been in force since March 1, 2026. In Laval, the current mapping of high-velocity (0-20 year) and low-velocity (20-100 year) flood zones “remains the reference until the new mapping is published.” The City expects that publication by the end of 2026. On July 30, 2026, however, the Communauté métropolitaine de Montréal (CMM), which produces these maps, wrote that the Environment ministry had decided to postpone the release of the first batch “to an undetermined date.” That batch covers, among other areas, the banks of the Rivière des Mille Îles and the Rivière des Prairies. The map in force on the day you buy a waterfront property may therefore be replaced while you own it. The checks are in buying in a flood zone in Quebec.

New construction and rentals. According to CMHC, 2,361 housing units were started in Laval from January to September 2026, including 2,215 apartments, compared with 3,318 in the same period of 2025. The rental vacancy rate there was 3.4% in the October 2025 survey, the most recent one.

Laval’s six sectors, one by one

The City of Laval divides its territory into six planning sectors, each of which offers municipal services, and this series devotes an analysis to each one. The essentials follow, neighbourhood by neighbourhood: Centris publishes no sector median, and building one out of neighbourhood medians would be wrong.

Sector 1: Duvernay, Saint-Vincent-de-Paul and Saint-François. The two extremes of the quarter’s single family median are in the same sector: $735,000 in Duvernay, $542,500 in Saint-François. Duvernay also has the shortest single family selling time, 27 days on average. In Saint-Vincent-de-Paul, 14 single family homes sold are not enough for a quarterly median; over four quarters, it is $584,187.

Sector 2: Laval-des-Rapides and Pont-Viau. Laval-des-Rapides records the steepest published drop in sales, -28%, in a split market: 29 single family homes, 29 condos and 12 plexes sold in the quarter. Pont-Viau has the single family median over four quarters that is falling the most: $532,250, -7%.

Sector 3: Chomedey. One sector, one neighbourhood, and a quarter of Laval’s sales: 211 transactions, including 114 condos.

Sector 4: Laval-Ouest, Sainte-Dorothée, Laval-sur-le-Lac and Les Îles-Laval. The highest single family median over four quarters in Laval, $756,787 in Sainte-Dorothée, sits next to the lowest, $479,312 in Laval-Ouest. Sainte-Dorothée also has the longest single family selling time, 48 days. Laval-sur-le-Lac has 3 sales in the quarter and no published median. Les Îles-Laval, which the City’s welcome guide attaches to this sector, has no Centris page.

Sector 5: Sainte-Rose and Fabreville. Two opposite trajectories: sales up 21% in Sainte-Rose, down 18% in Fabreville, where the single family median is not moving.

Sector 6: Vimont and Auteuil. Vimont shows the quarter’s largest rise in single family median, +22%, to $700,000 on 47 sales; over four quarters, the increase is 6%. Auteuil: $640,000 (+2%), in 31 days.

Reading these figures without getting them wrong

A change compares two summers. Centris calculates its rates “compared with the same quarter of the previous year,” and days on market change in days.

A median is not the price of your house. A change in the median price is not the change in value of any given house, because the mix of properties sold shifts from one quarter to the next. In Vimont, the single family median is up 22% for the quarter and 6% over four quarters. The APCIQ itself asks that these statistics be interpreted “with caution, especially when the number of transactions is low.” To place a specific address, you work from comparable sales: the method is in auditing your neighbour’s comparables.

A gap stays a gap. Centris’s two asterisks mean “Insufficient number of transactions to produce a reliable statistic.” I did not fill them in with a calculation or an estimate: the tables fall back on the total for the last four quarters when Centris publishes it.

Two sources, two figures. The APCIQ barometer, also drawn from the Centris system, counts 849 sales in Laval for the quarter (-16%), against 848 (-15%) on the Centris page read the same day. The tables in this article do not mix the two.

“Sector” does not mean the same thing everywhere. The APCIQ barometer, for example, groups Chomedey, Laval-des-Rapides and Pont-Viau into a single “Centre-Ville de Laval” sector, and Laval-Ouest with Fabreville. Check the territory before comparing two figures.

Frequently asked questions

Which Laval neighbourhood has the highest median price? It depends on the period. For the single family home, among the neighbourhoods where Centris publishes a median: Duvernay in the third quarter of 2026 ($735,000), Sainte-Dorothée over four quarters ($756,787). Laval-sur-le-Lac has no published median.

Are prices falling in Laval? Centris medians are rising in the third quarter of 2026: +5% for single family homes, +3% for condos, +2% for plexes. Two exceptions: over four quarters, the single family median is down in Pont-Viau (-7%) and Laval-Ouest (-4%); for September alone, the condo median is down 5% according to the APCIQ. These are measures of the past: none of these series says what prices will do.

Does the Laval market favour sellers? For single family homes, the APCIQ barometer for the third quarter of 2026 classifies every price range in Laval as a seller’s market, from 1.7 months of inventory under $320,000 to 7.2 months at $950,000 and up, over the last 12 months. The balanced-market threshold starts at 8 months. For condos, the APCIQ sees Laval moving closer to balance.

Why does Centris show no price for my neighbourhood? Because there are too few sales there for a reliable statistic. The total for the last four quarters then takes over when it exists: in Pont-Viau, 8 single family homes sold in the quarter do not produce a median, but the last four quarters do. Otherwise, comparable sales remain.
