How Much Is My House Worth Today in Laval?

In the third quarter of 2026, the median price of a single-family home sold in Laval was $630,000, according to Centris: half of the sales closed lower, the other half higher. For a condo, it was $439,999, and on the Island of Montreal, single-family homes reached $812,000. These figures place your neighbourhood, not your address. For your address, four tools exist, and each one answers a different question: the online estimator, the assessment roll, a broker’s comparative market analysis and a chartered appraiser’s report.

How much is a house worth in Laval today? Median prices by neighbourhood

Centris tracks 13 neighbourhoods in Laval. For condos, it most often publishes only the median for the last four quarters.

Changes compare with the third quarter of 2025. “n.p.”: not published, because there are too few transactions for a reliable statistic.

The gap between neighbourhoods is wider than the gap between years. In the same quarter, the single-family median ranges from $542,500 in Saint-François to $735,000 in Duvernay: a $192,500 difference within a single city. Over one year, the median for Laval as a whole moved by 5%. East Laval is covered in detail in the analysis of Duvernay and Saint-François, and all six sectors in the Laval real estate market by sector.

A median is not the price of your house. Centris says so under its own tables: its statistics “are not a reflection of each individual property.” APCIQ (the Quebec Professional Association of Real Estate Brokers) adds, in its Q3 2026 barometer, that the change in the median price between two periods “does not necessarily reflect the change in value of all the properties in a Sector.” Vimont is a case in point: +22% for the quarter on 47 sales, but a median of $644,112 over four quarters. The mix of sales changes from one quarter to the next, and the median changes with it.

In your city: Montreal, Longueuil, Terrebonne and the rest

Same measure, same three months, for the cities in the territory. Centris publishes Longueuil, Terrebonne and Repentigny by borough or by sector, with no total for the city: each row reads on its own, and two medians cannot be combined.

For the quarter, Blainville is ahead of the Island of Montreal: $835,000 on 148 sales, compared with $812,000. Over four quarters, the order flips: $762,625 in Blainville, $816,250 on the island. The bottom of the table goes to La Plaine ($520,000) and Saint-Jérôme ($540,000). For condos, the island stays on top at $477,000.

A large change should be read with caution, especially on few transactions, APCIQ points out: -15% for condos in Repentigny on 49 sales; +11% for single-family homes in Blainville, on 148 sales, and in Mirabel, on 112.

How much is my house worth online for free?

An online estimator answers right away. It calculates from the data it is given and the parameters chosen by its designers, without seeing the roof or the interior. None of the official sources consulted for this article measures how accurate online estimators are in Quebec.

The home value estimator on this site illustrates the limit, because it declares it. It applies a price per square foot by sector and a series of adjustments, with no published source, as its own disclaimer says. It displays a range of plus or minus 15% and specifies that its result is neither an appraisal in the sense of the Ordre des évaluateurs agréés (Quebec’s order of chartered appraisers) nor a comparative market analysis. It can differ markedly from the medians above: use it for an order of magnitude, to set against your neighbourhood’s medians, never to set an asking price.

How much is my house worth on the market? Laval’s assessment roll does not say

The easiest figure to find is the one on the roll: the City of Laval publishes it online, by address, by roll number or by cadastral lot.

The reference date decides everything. Laval’s 2025-2026-2027 roll reflects the market as of July 1, 2023, 18 months before it came into force. The City writes it itself: your property’s assessment “therefore does not necessarily reflect its current market value.” It suggests a test: would you agree to sell for the roll amount, at the reference date? If so, the assessment is fair. The question is about July 2023, not October 2026.

The roll average is not the Centris median. The City displays an average value of $622K for a single-family residence. One is an average of roll values, set according to the market of July 1, 2023; the other, $630,000, is a median of only the houses sold between July and September 2026. The two cannot be compared.

In Montreal, the 2026-2027-2028 roll uses July 1, 2024. The owner of a residential building with five dwellings or fewer can look up the sales in their sector that took place in 2024, which “may or may not be comparable,” the City warns. The same page points out that the Registre foncier du Québec (Quebec’s land register) gives the sale price of a building. An unjustified gap with the market at the reference date can be contested: the process is in the roll review, step by step.

Comparative market analysis or chartered appraiser: which one to ask for

The four ways of getting a value, side by side:

MethodWho produces itAs of what dateWhat it measures
Online estimatorSoftwareThe date of its parametersAn order of magnitude, without a visit
Assessment rollThe City’s assessorJuly 1, 2023 in Laval, July 1, 2024 in MontrealThe tax base
Comparative market analysisA real estate brokerThe recent sales it usesAn estimated market value, to set a selling price
Appraisal reportA chartered appraiser (É.A.)A given dateA reasoned, signed opinion

The right choice depends on what you will do with the figure:

  1. You are selling with a broker. To determine fair market value, the OACIQ asks the broker to carry out, among other things, a comparative analysis with similar properties recently sold in the same sector. Section 76 of the Regulation respecting brokerage requirements, professional conduct of brokers and advertising forbids a broker from giving any opinion of value that is not founded and substantiated in accordance with usage and the rules of the art.
  2. You are borrowing against your house. For a loan against your home equity, the Financial Consumer Agency of Canada warns that you may have to get a property appraisal and pay for it. According to the OEAQ, when the financial institution itself hires the chartered appraiser, the institution is the client: you pay, but you only get the report if it consents. The Ordre suggests first asking whether you can hire the appraiser yourself. The lender or your mortgage broker will tell you what the file requires.
  3. An estate. When the property goes to beneficiaries other than the surviving spouse or common-law partner, the Canada Revenue Agency considers the deceased’s real property to have been disposed of immediately before death, at fair market value. You then need a value at a past date, which the OEAQ describes as the chartered appraiser’s work: an opinion on the value of a property “at a given date.” The tax treatment is a matter for the estate’s accountant or notary.
  4. A separation. Between spouses, article 417 of the Code civil du Québec (Civil Code of Quebec) provides that the property in the family patrimony is valued at its market value, as of the date the proceedings are instituted or, if the court so decides, as of the date the spouses stopped living together. According to the OEAQ, for a report prepared for the partition of the family patrimony, you can agree with the appraiser that they will testify in court, if needed. Your lawyer or notary will tell you what your file requires.

The title is protected. Section 36 of the Code des professions (Professional Code), cited by the OEAQ, prohibits anyone from using the title of “chartered appraiser” without a valid permit and entry on the Ordre’s roll. And two appraisers can arrive at two figures: “Real estate appraisal is not an exact science,” the Ordre itself acknowledges.

What moves the value of a specific address

Among the things that can affect the selling price, the OACIQ cites location, year of construction, state of repair, materials and the current characteristics of the market.

Location. In west Laval, the single-family median over four quarters reaches $756,787 in Sainte-Dorothée and $479,312 in Laval-Ouest, according to Centris. Both neighbourhoods are covered in detail in the analysis of Sainte-Dorothée and Laval-Ouest.

The type of property. In the same quarter, in Laval: $630,000 for a single-family home, $439,999 for a condo, $890,000 for a plex of 2 to 5 units.

Age, condition and materials. Among the factors that influence value, the City of Laval names the age of the property, adjusted to take renovations or a major addition into account, the quality of construction and the materials. The official sources consulted for this article do not put a figure on what a renovation adds to the resale price; the article on renovations and your home’s value explains the role of comparables.

The date of the data. In Laval, in Q3 2026, there were 792 active single-family listings, 17% more than a year earlier, while sales fell 8%, to 547. A value carries the date of the sales it is based on.

Frequently asked questions

How much is my house worth in Laval? For a single-family home, the Centris median was $630,000 in the third quarter of 2026; by neighbourhood, it ranges from $542,500 in Saint-François to $735,000 in Duvernay, among those where it is published. For a condo, $439,999. Your own address is placed using recent comparable sales.

How much is my house worth today, based on my municipal assessment? The municipal assessment does not answer that question. In Laval, the roll in force reflects the market as of July 1, 2023; in Montreal, as of July 1, 2024. More than two years have gone by in both cases.

Is a free home evaluation a real appraisal? Not in the strict sense. When the offer comes from a broker, it is a comparative market analysis, an estimated market value: the title of chartered appraiser is reserved by the Code des professions. It is used to set a selling price. A chartered appraiser’s report meets other needs, described above: a loan, an estate, a division of property.

How much does a real estate agent charge to estimate a house? No official source consulted publishes a price for a broker’s comparative market analysis: ask before the broker starts. The one I prepare is free of charge. For a chartered appraiser, the Ordre has set no guideline fee: fees vary by region, type of property and purpose of the report, and the Ordre advises comparing a few.

To go further, read how to audit the comparables you are shown and how to contest your municipal assessment, and find out whether to list your house higher to leave room to negotiate in Laval and how to sell your house for the highest price in Laval.
