Chomedey, Laval Real Estate Market: Q3 2026

In the third quarter of 2026, Centris recorded 211 residential sales in Chomedey, close to a quarter of all sales in Laval, including 114 condominiums. That is 22% fewer than in summer 2025, while active listings rose 8%. Here are the figures by property category, and what is changing in the area for anyone who is selling or buying.

The Chomedey real estate market, by the numbers

In the way the City of Laval divides its territory, Chomedey makes up planning sector 3 all by itself. With 118,556 residents in the 2021 census, according to its Centris page, it is the most populous of the 13 neighbourhoods Centris tracks in Laval, and the one with the most sales, well ahead of Fabreville (99 sales) and Sainte-Rose (84).

The quarter also brought 479 new listings (+1%) and a sales volume of $131.2 million (-18%); Laval as a whole recorded 848 sales (-15%). The changes compare with the same quarter of 2025; the change in time on market is expressed in days.

Chomedey accounts for close to half of Laval’s condo sales (114 of 236) and for more than half of the units listed (333 of 623). It is the only one of Laval’s 13 neighbourhoods for which Centris publishes a quarterly condo median price: elsewhere, it considers the number of transactions insufficient.

The median price did not move, while Laval’s gained 3%, and time on market grew by 5 days. Over the last four quarters, Centris counts 556 condo sales in Chomedey (-16%), at a median price of $447,250 (+2%).

What APCIQ says. Its third-quarter barometer does not publish months of inventory for Chomedey alone, but for sector 19, “Centre-Ville de Laval”, which groups Chomedey, Laval-des-Rapides and Pont-Viau. For condos, over 12 months, it classifies the price ranges below $540,000 as favourable to sellers (5.7 months of inventory between $320,000 and $540,000), and the ranges from $540,000 to $640,000 (9.5 months) and of $640,000 and up (8.4 months) as balanced. According to APCIQ, a balanced market lies between 8 and 10 months.

Single-family homes sell faster than condos: 34 days against 59. Their median price, $640,000, equals Auteuil’s, stays below those of Sainte-Rose ($670,000) and Duvernay ($735,000), and is higher than Fabreville’s ($560,000). Active single-family listings rose 19%, the steepest increase of the three categories in Chomedey.

For the 18 plexes sold during the quarter, Centris publishes no change, no median price and no time on market: there are too few transactions for a reliable statistic. Hence the row covering the last four quarters.

What changed in a year

Sales are down, and supply is building up. Sales fell 26% for condos and 14% for single-family homes. New listings are almost stable (+1%), but active listings rose 8%, all categories combined.

Median prices are not falling. The single-family median gained 3% and the condo median stayed where it was. A change in the median price does not, however, measure the change in value of any given property, because the mix of homes that sell changes from one quarter to the next.

The regional context. Across the metropolitan area, APCIQ observed a 17% increase in listed properties in the third quarter and a more advanced rebalancing in the condo market, where conditions in Laval are moving closer to the balanced-market thresholds; for single-family homes, sellers keep the upper hand. The Bank of Canada’s policy rate remains at 2.25% as of October 19, 2026, and the next announcement is scheduled for October 28.

What is moving in Chomedey

Boulevard Saint-Martin under construction. On March 12, 2025, the City of Laval announced the transformation of 13 km of boulevard Saint-Martin, a $39 million project shared with Ottawa: 525 trees, rebuilt sidewalks, bike paths separated from traffic, with completion planned for 2026. According to the City’s roadwork page, phase 2, which was to begin this summer, covers the stretch between boulevard Curé-Labelle and boulevard Chomedey and is due to be finished by the end of the fall. For a property along the boulevard, showings planned this fall may land in the middle of the work.

The green corridor under the power lines. The City is preparing to develop the corridor beneath Hydro-Québec’s transmission lines, between boulevards Saint-Martin and Notre-Dame, just east of Highway 13. The public consultation took place in June 2026, and its report, dated July 2026, is online. An agreement announced in August 2024 provides $593,798 from Hydro-Québec for a 5.4 km biodiversity corridor, between Highway 440 and the Rivière des Prairies, which is to become a linear park. No construction schedule has been published: for a house that backs onto the right-of-way, the use of the space next door is set to change, at a date nobody knows yet.

The Rivière des Prairies and the new maps. The south of Chomedey runs along the Rivière des Prairies, where L’Abord-à-Plouffe grew up, today part of the neighbourhood. The first batch of new-generation flood zone maps, prepared by the Communauté métropolitaine de Montréal (CMM), covers the area along this river. It was scheduled to come into force on August 1, 2026, but Quebec’s environment ministry postponed it to an undetermined date, according to the CMM, which asked the ministry on July 30 to reverse its decision. The City expects publication by the end of 2026; until then, the current maps of high-velocity (0 to 20 years) and low-velocity (20 to 100 years) flood zones remain the reference. The checks to make are detailed in buying in a flood zone in Quebec.

New housing and rentals: the CMHC figures

CMHC does not divide Laval the way Centris does: its figures cover its “Chomedey/Sainte-Dorothée” zone, which also takes in Sainte-Dorothée.

No condos started. From January to September 2026, CMHC counted 1,242 housing starts in the zone, against 2,051 a year earlier. By intended market: 1,172 rental apartments, 70 freehold homes and no condos, against 118 condos over the same period of 2025. The projects started in 2026 add rental housing to the zone, not condos.

A vacancy rate to read with caution. In October 2025, the most recent survey published, the zone’s vacancy rate was 4.7%, against 3.9% a year earlier and 3.4% for the City of Laval. It is the highest total rate among the Laval zones CMHC publishes, but the agency gives it a data quality rating of d, “Fair (Use with Caution)”.

Selling or buying in Chomedey: what the figures change

Selling a condo. Your unit goes on the market alongside 333 listed condos, at a time when sales have fallen 26%. The price is set from recent sales of comparable units, in comparable buildings, not from the neighbourhood median. Gather the syndicate’s documents before you list: condo fees and the contingency fund explains which ones.

Selling a house. Single-family homes still sell in a short time, 34 days, but yours will sit next to 19% more listed houses than in summer 2025, each one a point of comparison for buyers. The asking price is justified by recent sales of the same type of house.

Buying a condo. You have more choice than a year ago: 333 listed units (+8%), which stay on the market 59 days on average, 5 more than before. No source puts a number on the room for negotiation in Chomedey: it shows up in the comparable sales of the building you are considering. Start by setting your budget with the affordability calculator.

Buying a plex. Start from the rents actually collected and from the zone’s rental market: the 4.7% vacancy rate and the 1,172 rental units started in 2026 are data to build into your calculation, not forecasts. Buying a triplex in Laval details the checks.

Frequently asked questions

Are prices falling in Chomedey? Not the median prices for the third quarter of 2026, according to Centris: +3% for single-family homes, stable for condos. What is falling is the number of sales. And a median price says nothing about the value of a specific address.

How long does it take to sell a condo in Chomedey? In the third quarter of 2026, 59 days on average between the signing of the brokerage contract and the sale, 5 more than a year earlier. That is an average: it does not tell you how long a specific unit will take.

Is Chomedey a seller’s or a buyer’s market? APCIQ publishes no verdict for Chomedey alone. In its sector 19, which includes Chomedey, the condo market is favourable to sellers below $540,000 and balanced above that, over 12 months. The sector’s page gives no price ranges for single-family homes; for Laval as a whole, APCIQ classifies every single-family range as favourable to sellers.

Do the new flood zone maps affect Chomedey? The first batch covers the area along the Rivière des Prairies, which borders the south of the neighbourhood, and its publication has been postponed. Until then, the current maps apply: check the address before making an offer.
