Blainville, Sainte-Thérèse and Boisbriand Real Estate Market: Q3 2026

In the third quarter of 2026, single-family homes sold at a median price of $835,000 in Blainville, compared with $710,000 in Sainte-Thérèse and $622,500 in Boisbriand, according to Centris. In the four other towns of the MRC de Thérèse-De Blainville, too few sales took place for a quarterly median price to be published. Below are the figures for all seven towns, followed by three concrete differences between them: transfer duties, the train and the Rivière des Mille Îles.

The Blainville real estate market and its neighbours, by the numbers

The MRC brings together Blainville, Sainte-Thérèse, Boisbriand, Rosemère, Lorraine, Bois-des-Filion and Sainte-Anne-des-Plaines, a population of 169,311 on July 1, 2025, according to the provisional estimate of the Institut de la statistique du Québec. In parentheses: the change over one year, in days for time on market. “Not published” means that Centris considers the number of transactions insufficient to produce a reliable statistic.

Seven towns compared, and set against the Laurentides

Prices. Over four quarters, the single-family median ranges from $528,566 in Sainte-Anne-des-Plaines to $877,722 in Rosemère. Only Bois-des-Filion and Sainte-Anne-des-Plaines remain below the Laurentides median of $567,487. For condos, where it is published in four towns, it ranges from $366,250 in Sainte-Thérèse to $492,237 in Boisbriand.

Time on market. In the quarter, single-family homes sold in 28 to 38 days on average in the three largest towns, compared with 49 days for the Laurentides as a whole.

What APCIQ says. Its barometer groups Boisbriand and Sainte-Thérèse in sector 27, Blainville, Lorraine and Rosemère in sector 28, and places Bois-des-Filion and Sainte-Anne-des-Plaines with Terrebonne. Over the last 12 months, every single-family price range in sector 28 is classified “Seller”, at 1.9 to 7.1 months of inventory. In sector 27, only the range of $940,000 and up falls outside that category: 9.8 months, classified “Balanced”. APCIQ places a balanced market between 8 and 10 months.

What changed in a year

For the metropolitan area, APCIQ counts 9,265 residential sales in the quarter (-12%) and notes that the North Shore remains to the advantage of sellers, for single-family homes as well as for condos. The Bank of Canada’s policy rate is unchanged at 2.25% as of October 21, 2026; the next announcement is scheduled for October 28.

Single-family homes held up in the three largest towns: sales rose 8% in Blainville and 16% in Sainte-Thérèse and were stable in Boisbriand, while total residential sales fell in each of them (-4%, -9% and -7%).

Three smaller towns slowed down: 38 residential sales in Rosemère (-32%), 34 in Bois-des-Filion (-17%) and 31 in Sainte-Anne-des-Plaines (-20%). Over four quarters, Boisbriand shows the steepest decline: 238 sales (-32%), including 62 condos (-47%).

Supply grew in the six towns where Centris publishes the change: active listings, all categories combined, rose by anywhere from 8% in Blainville to 48% in Sainte-Anne-des-Plaines, compared with 15% for the Laurentides.

Price increases, to be read with caution. The +15% in Sainte-Thérèse and the +11% in Blainville cover a single quarter; over four quarters, the increases are 5% and 4%. A change in the median price is not the change in value of a given house, because the mix of properties sold changes from one quarter to the next.

Getting around: the train, Highway 15 and Highway 19

The train. The exo Saint-Jérôme line, line 12, stops at three stations in the area, in fare zone C: Blainville (765 parking spaces), Sainte-Thérèse (573) and Rosemère (323). Boisbriand, Lorraine, Bois-des-Filion and Sainte-Anne-des-Plaines have no station on that line.

Highway 19. The Ministère des Transports et de la Mobilité durable (Quebec’s transport ministry) is extending it by 11.8 km, from Laval to boulevard Industriel in Bois-des-Filion, where a bus terminus with a park-and-ride lot is planned at the interchange of Highways 19 and 640. According to its page updated on October 2, 2026, the new bridge over the Rivière des Mille Îles should be completed in the fall of 2026, but full commissioning is “under reassessment.” No official source consulted puts a number on the effect of this project on prices.

Highway 15. A first section of lane reserved for carpooling and public transit, northbound, has been open since December 2025 between boulevard de la Seigneurie Ouest and Highway 50. In 2026, the work is concentrated between Route 344 in Boisbriand and exit 25 in Blainville; full commissioning is scheduled for the end of 2027. The Gédéon-Ouimet bridge, between Laval and Boisbriand, will be rebuilt, with no cost or timeline published.

What sets Blainville apart from Bois-des-Filion and the others

Three transfer duty regimes

In 2026, Sainte-Thérèse, Rosemère, Lorraine, Bois-des-Filion and Sainte-Anne-des-Plaines tax the portion above $500,000 at 3% for the transfer duties (droits de mutation, the welcome tax). Boisbriand charges 2.5% from $500,000 to $800,000, then 3%. Blainville, in its 2026 budget, brought the rate on the portion from $500,000 to $750,000 down to 1.5% to make home ownership more accessible.

PriceBlainvilleBoisbriandThe five other towns
$650,000$7,860.50$9,360.50$10,110.50
$850,000$12,360.50$14,610.50$16,110.50

Calculated with the 2026 rates published by each town, assuming a tax base equal to the price. Blainville itself publishes the $850,000 example: $12,360.50 in 2026, compared with $16,153.50 in 2025. The actual base is the higher of the price and the standardized value, that is, the municipal assessment multiplied by the comparative factor, which is 1.12 in Rosemère in 2026. Redo the calculation with the welcome tax calculator.

New housing, mostly in Blainville

From January to September 2026, CMHC recorded 576 housing starts in Blainville, including 534 apartments, compared with 223 a year earlier; Boisbriand fell from 198 to 68. A housing start is a unit on which construction has begun, not one that has been delivered. On the rental side, the October 2025 survey, the most recent, puts the vacancy rate at 2.9% in Boisbriand (rating c), compared with 0.5% a year earlier, and at 1.4% in Sainte-Thérèse. CMHC does not publish the overall rate for Blainville or for Rosemère.

Water: the river and heavy rain

The first batch of new-generation flood zone maps from the Communauté métropolitaine de Montréal (CMM) covers the banks of the Rivière des Mille Îles. On July 30, 2026, the CMM asked the Ministère de l’Environnement (Quebec’s environment ministry) to reverse the postponement of their publication to an undetermined date. The government page on the maps in force, updated on August 28, 2026, announces that the new maps will be published gradually “over the coming months”; until then, the maps of the municipality or of the MRC apply.

As of October 21, 2026, Rosemère’s page still describes the transitional regime, which Quebec replaced on March 1, 2026. For an address near the river, put the question in writing to the town’s urban planning department, and read about buying in a flood zone in Quebec.

Against heavy rain, Rosemère has offered free support to eligible properties since July 2026, together with the MRC: inspection, report, quote and compliance visit. Inspections are spread out until November 1, 2027, and the work itself remains the owner’s responsibility.

Selling in the area

In Blainville, 174 single-family homes were on the market for 148 sales in the quarter. The quarterly median, $835,000, is above the median for the last four quarters, $762,625, and neither one sets the price of a specific house. See how to audit real estate comparables.

In Sainte-Thérèse and Boisbriand, the inventory of single-family homes jumped (+83% and +50%) while sales held steady. Buyers have more houses to compare: base your asking price on recent, comparable sales.

In Rosemère and Lorraine, the analysis is done sale by sale, widening it if needed to Blainville, which is in the same APCIQ sector. If your Rosemère house has had its inspection against rainfall flooding, keep the report and the invoices.

Buying in Blainville, Sainte-Thérèse or Boisbriand

The budget. In Blainville, Boisbriand, Lorraine and Bois-des-Filion, the transfer duties are paid in a single instalment. Blainville sends the bill about 60 days after the deed is registered by the notary; the three others make it payable within 30 days of the bill being sent.

The entry price. Sainte-Anne-des-Plaines and Bois-des-Filion have the lowest single-family median prices over four quarters. In Sainte-Anne-des-Plaines, the choice is widening: 46 single-family homes on the market, 58% more than a year earlier.

Condos. Over four quarters, among the four towns where Centris publishes them, Sainte-Thérèse has the lowest median price, $366,250, and the shortest time on market, 33 days.

The address. Check the flood zone map near the river, ask for the history of water damage, and drive the commute at rush hour, construction included.

Frequently asked questions

Did houses in Sainte-Thérèse gain 15% in a year? No. It is the median price of the 35 single-family homes sold in the third quarter that rose 15%. Over four quarters, the increase is 5%, to $615,400.

When will Highway 19 reach Bois-des-Filion? There is no official date: the ministry states that the timeline for full commissioning is under reassessment.

Why is the municipal assessment so far from the price? Each assessment roll reflects the market at a past date specific to the town. Rosemère’s is based on July 1, 2022 and is in its last year in 2026; Blainville’s, on July 1, 2023; those of Sainte-Thérèse and Boisbriand, in force since 2026, on July 1, 2024.
