In Quebec, section 112 of the Regulation respecting brokerage requirements, professional conduct of brokers and advertising prohibits false, misleading or incomplete representations or advertising, notably regarding a broker’s competence and the effectiveness of their services. What a broker says about themselves must therefore be demonstrable. Here are the five pieces of proof to ask for, applied to the Sainte-Thérèse market. If you searched for “real estate agent” or “best realtor”, note that the legal title in Quebec is real estate broker: realtor, broker or agent, what changes.
Sainte-Thérèse, with 26,533 residents at Statistics Canada’s 2021 census, holds three markets in one small city. Over the four quarters ending September 2026, Centris counts 140 single-family sales at a median price of $615,400, 129 condominium sales at $366,250 and 72 plex sales at $800,612.
The plex is the local particularity: 72 sales in one year, compared with 14 in neighbouring Boisbriand, according to Centris. The city is home to Cégep Lionel-Groulx, at 100 rue Duquet, and to the Sainte-Thérèse station on exo line 12 Saint-Jérôme, with 573 parking spaces. Its rental vacancy rate was 1.4% in October 2025, compared with 2.9% for the Montreal census metropolitan area, according to CMHC.
Two more facts weigh on a transaction:
A useful broker here must therefore read a lease and an income statement as well as a single-family listing, and work out the welcome tax with the buyer. The full data is on the Sainte-Thérèse page and in the Blainville, Sainte-Thérèse and Boisbriand market in Q3 2026.
The register of licence holders of the OACIQ, the body that issues brokerage licences, shows the licence number and category, the agency the broker is attached to and its executive officer, the broker’s photo, updated every 5 years, the courses taken in the current mandatory continuing education cycle, and a notice if the licence is suspended or subject to conditions or restrictions. According to the OACIQ, no brokerage transaction is possible during a suspension or after a revocation.
In Sainte-Thérèse, the licence category matters. Under the Regulation respecting brokers’ and agencies’ licences (ss. 2 to 4), a licence restricted to residential brokerage covers a mainly residential building with fewer than 5 dwellings, a condominium unit and residential land. A building with 5 or more dwellings requires an unrestricted licence or one restricted to commercial brokerage. Where 72 plexes changed hands in one year, check that the category matches your building.
The disciplinary record. Decisions of the discipline committee are public and free on citoyens.soquij.qc.ca. Read each decision to the end, the OACIQ recommends: the respondent may have been acquitted, or may appear only as a witness. If in doubt, the registry office answers at 450 462-9800.
A sign proves a listing contract, not a sale. In the third quarter of 2026, Centris counted 89 active listings in Sainte-Thérèse, 28% more than a year earlier. More supply means more signs; it says nothing about the sales a given broker actually closed.
Ask for the list of transactions closed over the last 12 or 24 months: property type, area, date, and the broker’s role, seller side or buyer side. Prices are not needed, and a broker does not publish the price of a closed sale; you will see comparable sales in the comparative market analysis (proof 3).
Then compare with your type of property. An older house in the Village de Sainte-Thérèse, the heart of the city with a heritage character according to the City, a condominium and a rented plex are three different files. For a plex, ask how the broker presented the leases and the income to buyers. Ten single-family sales elsewhere in the Laurentians do not answer the same question as one triplex sale in Sainte-Thérèse. A short list is an answer like any other: it tells you who you are dealing with.
A comparative market analysis (CMA) compares your property with closed sales of similar properties, in the same area and over a recent period, then derives a price range. Ask for it in writing, with the list of comparables and the adjustments explained.
Sainte-Thérèse shows why a median is not enough. In the third quarter of 2026 alone, the single-family median price reached $710,000 (+15%), but on 35 sales; over four quarters, it is $615,400 on 140 sales, according to Centris. Two accurate figures, a $94,600 gap, depending on the period chosen. An asking price drawn from the most flattering median is not an analysis.
The assessment roll value, which reflects the market as of July 1, 2024, is not a price either, nor is a plex’s advertised income until the leases have been read.
Beware of the price inflated to win the listing. A high figure announced at the first meeting binds no buyer, and without comparables to support it, it is only a figure. The APCIQ barometer, which groups Sainte-Thérèse and Boisbriand, classifies the single-family market as a seller’s market up to $940,000 over 12 months, and balanced above that: the balance of power is not the same there. The question to ask about method is in 5 questions you must ask before hiring a real estate broker.
A Google review tells of an experience, without stating the property type, the city or the result. Read the ones that describe a transaction similar to yours: a condo purchase, a plex sale in Sainte-Thérèse, a first home. And check the date: an old review describes another market.
A ranking or an award measures what its author chose to measure. Before drawing a conclusion, ask:
A ranking based on sales volume gives, by construction, more weight to high-priced sales. And a rank earned across the Laurentians, where the single-family median is $567,487 over the four quarters ending September 2026 according to Centris, compared with $615,400 in Sainte-Thérèse, does not say what the broker did in Sainte-Thérèse.
For a single-family home, a condominium or a plex with fewer than five dwellings, the Real Estate Brokerage Act frames the contract:
Read closely the term, the remuneration (rate or amount, taxes, what triggers it) and each party’s obligations. On the term, single-family homes in Sainte-Thérèse sold in 26 days on average over four quarters, according to Centris: ask why the proposed term is the one it is. How remuneration is calculated is explained in real estate commission in Quebec.
A building with five or more dwellings falls outside this chapter of the Act (s. 23): neither the mandatory form nor the three-day period applies. Every clause there is negotiated and read before signing.
The same checks apply to the broker behind this site. Georges Matar is a residential real estate broker, holder of licence J7941, verifiable in the OACIQ register, with RE/MAX DU CARTIER INC., 2820 boul. St-Martin Est, suite 201, Laval. Ask him, as you would any broker, for the list of his closed transactions. Restricted to residential brokerage, this licence does not cover a building with five or more dwellings. For a property in Sainte-Thérèse, the method is the one described here: a written CMA on comparable sales in the area, leases read before suggesting a price for a plex, and the contract reviewed clause by clause before signing.
