Best Real Estate Agent in Mascouche? The Proof to Check Before You Sign

Search for “best real estate agent in Mascouche” or “best real estate broker in Mascouche” and you land on pages that all say the same thing: number one in the area, top seller, broker of the year. Those are claims, not proof. And the word “agent” is everyday usage: in Quebec, the OACIQ issues real estate broker licences, and “agent” refers to the same role (realtor, broker, agent in Quebec).

Broker advertising is regulated. Section 112 of the OACIQ regulation on professional conduct and advertising prohibits false, misleading or incomplete representations, notably about a licence holder’s competence and the effectiveness of their services; section 113 prohibits a statistic without a source. So ask for five pieces of proof instead. Here they are, applied to Mascouche: the old houses of Vieux-Mascouche, neighbourhoods such as Domaine du Golf or Les Manoirs, its condos and its few plexes.

What the Mascouche market asks of a broker

Centris treats Mascouche as a single territory. Over the four quarters ending in Q3 2026, 490 single-family homes sold there at a median price of $610,750, 274 condos at $365,187 and 30 plexes of 2 to 5 units at $828,237. For Lanaudière as a whole, the single-family median is $519,312 over the same period. In Q3 2026, single-family homes in Mascouche spent an average of 25 days on the market.

Four local realities that a broker working in Mascouche should be able to put numbers on for your property:

Housing stocks that do not compare. Vieux-Mascouche, near the Saint-Henri-de-Mascouche church, has old houses, the oldest dating from the 18th century, according to the City. Since 2006, this village core has been covered by By-law 1089 on site planning and architectural integration programs (PIIA): before making an offer, a buyer planning exterior work needs to know what it requires. In Domaine du Golf, Les Manoirs or Mascouche-Ouest, comparisons are made between similar houses. And new supply matters: CMHC counted 308 housing starts in Mascouche from January to September 2026, 280 of them apartments.

A 3% transfer duty above $500,000. The City applies it to the higher of the sale price and the assessment roll value. With a median of $610,750, at least half of the single-family homes sold were above that threshold. Full brackets: the welcome tax in Quebec.

An assessment roll that reflects 2023. According to the City, the 2025-2026-2027 roll is based on the market as of July 1, 2023. The municipal value is not a 2026 sale price.

The train and a new tax. Mascouche is the terminus of the exo line of the same name: eight trains to Montreal Monday to Friday, none on weekends, according to the January 2026 schedule. Since January 1, 2026, the City also taxes the impervious surfaces of a lot.

Details and a comparison with Terrebonne and Repentigny: the Mascouche real estate market in Q3 2026.

Proof 1: the licence and the record in the OACIQ register

The OACIQ, the body that regulates real estate brokerage in Quebec, keeps a public Register of licence holders. It shows the licence number and category, the agency the broker is attached to and its executive officer, a photo renewed every five years, the courses taken in the current mandatory continuing education cycle, and a notice if the licence is suspended or subject to conditions or restrictions. According to the OACIQ guideline on the register, it also shows upcoming disciplinary hearings and administrative monetary penalties. A suspended or revoked licence allows no brokerage transaction at all.

Disciplinary committee decisions are public and free on citoyens.soquij.qc.ca. The OACIQ advises reading them to the end, because the respondent may have been acquitted, and checking that the name does not appear only as a witness. If in doubt, the registry office answers at 450 462-9800.

The register does not tell you whether the broker knows Vieux-Mascouche or Mascouche-Ouest: that is what proof 2 is for.

Proof 2: closed transactions in Mascouche, not just signs

A sign in front of a house in Les Manoirs proves a listing, not a sale. A closed transaction ends with a deed of sale signed before a notary.

Ask for the list of transactions closed over the last 12 months, with the sector, the property type and the party represented, seller or buyer, for each one. The list does not need prices: comparable sales belong to the analysis in proof 3.

Type matters as much as number. A single-family home in Mascouche-Ouest and an old house in the village core, subject to the PIIA, do not call for the same checks. For a plex, it is tighter still: Centris counts 30 plex sales in Mascouche over four quarters, and 4 in Q3 2026, too few for it to publish a median price. A broker with no plex sale in the city should explain where the comparables will come from.

A broker who is starting out will have few transactions. That is a fact to know, not a fault, provided the broker says so. The other questions to ask are in 5 questions you must ask before hiring a real estate broker.

Proof 3: a price backed by a written CMA on sales in the neighbourhood

The comparative market analysis (CMA) is the document in which the broker shows how they arrive at a price: recent sales of similar properties in the same sector, adjusted for size, condition, lot and date. Ask for it in writing. A free evaluation offered by a broker is a CMA: the same standard applies.

In Mascouche, three points help you judge it:

The inflated price to win the listing. A figure well above the comparables, given without a document, can serve to secure the contract. In Q3 2026, 111 single-family homes were listed in Mascouche, 35% more than a year earlier: buyers have plenty to compare with. Ask what range the CMA supports, and what the broker proposes if showings lead to no offer.

Proof 4: Google reviews, rankings and awards

These signals are public, but they do not measure the same thing.

Google reviews. Look at their date, their number and their content: a review that describes a sale in Mascouche says more than five stars with no text. It remains a testimonial, not verified data.

Rankings and awards. Ask what they are based on: dollar volume or number of transactions (for the same number of sales, dollar volume is higher for someone who sells more expensive properties)? What period? The whole market, or only the brokers of one network? One person, or a team? A team award does not tell you who will handle your file.

A regional title says nothing about Mascouche specifically: ask how many of the transactions counted took place in the city. And if an advertisement puts forward a figure, section 113 requires its source to be stated.

Proof 5: the brokerage contract, read before you sign

For a residential building of fewer than five dwellings or a condo, the Real Estate Brokerage Act requires a written contract on the OACIQ’s mandatory form (sections 23 and 24). It is formed only when signed, and any verbal contract is null (section 26). A nuance for plexes: the Centris category goes up to 5 units, but a five-unit building falls outside these sections.

Before signing, read four things:

Signing the same evening does not remove those three days, but it takes away the time to read.

Promises that should raise doubts

The broker behind this site. Georges Matar is a residential real estate broker, licence J7941, attached to RE/MAX DU CARTIER INC., 2820 boulevard St-Martin Est, Laval, which can be checked in the OACIQ register. Ask him, as you would any broker, for the list of his closed transactions. His method in Mascouche is the one described here: a written CMA drawn from sales in the sector, local rules put into numbers for your property, and the contract read clause by clause before anything is signed. Frequently asked questions

How do I find the best real estate agent in Mascouche?
Check five pieces of proof: a valid licence in the OACIQ’s public register, closed transactions in your part of Mascouche, a written comparative market analysis based on similar sales, reviews and rankings whose criteria you know, and a brokerage contract read before you sign, with the three-day cancellation period under section 28 of the Real Estate Brokerage Act.
Real estate agent or real estate broker in Mascouche: what is the difference?
In Quebec, the OACIQ issues real estate broker licences. “Real estate agent” is common usage for the same role. What matters is checking that the person holds a valid licence in the OACIQ’s public register.
Are best real estate broker rankings reliable?
A ranking measures one specific criterion, for example dollar volume or number of transactions, over a given period and within a given network. Ask for the criterion, the period and the source: section 113 of the OACIQ regulation prohibits a broker from advertising a statistic without stating its source.
How much is the welcome tax in Mascouche?
According to the City of Mascouche, the transfer duty is 0.5% up to $62,900, 1% up to $315,000, 1.5% up to $500,000 and 3% on the portion above $500,000. It is calculated on the higher of the sale price and the value entered on the assessment roll.
