Type “best real estate agent in Laval”, “best real estate broker in Laval” or “best realtor Laval” and the results look alike: titles, trophies, stars, “number 1”. These are claims. On their own, they say neither which neighbourhood, which property type nor which period they refer to, while Laval has 14 neighbourhoods whose prices do not move together.
In Quebec, section 112 of the regulation on brokerage requirements, professional conduct of brokers and advertising (CQLR c. C-73.2, r. 1) prohibits representations that are false, misleading, incomplete or that omit an important fact, notably regarding a licence holder’s competence, and section 5 requires the licence holder to always be able to demonstrate the accuracy of the information given to the public. A claim must therefore be proven. Here are the five proofs to ask for before you sign, applied to the Laval market.
Laval is one city, but not one market. According to Centris (Q3 2026, cumulative last four quarters), the median price of a single family home is $629,750 for Laval as a whole, yet two neighbouring areas in the west of the island are $277,475 apart: $756,787 in Sainte-Dorothée (226 sales) and $479,312 in Laval-Ouest (114 sales).
Property type weighs as much as the address. Chomedey accounts for 556 of the 1,262 condos sold in Laval over the same period, alongside 387 single family homes and 100 plexes. Selling time varies too: from July to September 2026, a single family home sold in 27 days on average in Duvernay, 48 days in Sainte-Dorothée and 36 days for Laval as a whole.
The Rivière des Prairies borders Chomedey, Duvernay and Sainte-Dorothée, and the City of Laval states that its current flood zone mapping remains the reference until the new mapping is published: a waterfront address is checked before the offer.
A useful broker in Laval therefore works by neighbourhood and by property type. The 13 neighbourhoods Centris tracks are compared in the Laval real estate market by sector and described on the page real estate broker in Laval.
According to the OACIQ (Organisme d’autoréglementation du courtage immobilier du Québec), the body that regulates real estate brokerage in Quebec, on its page “Vérifier le dossier d’un courtier” (updated December 13, 2023), the register of licence holders shows:
Its guideline on the register (updated May 27, 2026) adds upcoming disciplinary hearings and administrative monetary penalties. A suspended or revoked licence allows no brokerage transaction at all.
Decisions of the discipline committee are public and free on citoyens.soquij.qc.ca. Read a decision to the end, the OACIQ recommends: the respondent may have been acquitted, and a name may appear only as a witness. Suspension notices are removed from the site once the measure ends; the registry office answers at 450 462-9800 or greffes@oaciq.com.
“Real estate agent” is what many people type, but section 115 of the regulation provides for the designations real estate broker, residential real estate broker and commercial real estate broker. The nuances are in realtor, broker, agent in Quebec.
A listing or a sign proves a mandate, not a sale. Ask for closed transactions: how many in 12 months, in which neighbourhood, for which property type, on the seller’s or the buyer’s side.
Do not expect prices: under an OACIQ guideline, the sale price remains confidential until the deed is published in the land register. The number, the neighbourhood and the type are enough to judge a list.
In Laval, granularity matters: bungalows sold in Fabreville say little about a condo in Chomedey or a plex in Pont-Viau. Some neighbourhoods also have very few sales: Centris counts 3 in Laval-sur-le-Lac and 25 in Pont-Viau in Q3 2026, all types combined. A short list is normal there; then look at the method.
A newly licensed broker will have few transactions: the honest answer is then a short list, not a vague formula. The follow-up questions are in 5 questions to ask before hiring a real estate broker.
According to the OACIQ, the price is set notably through a comparative analysis with similar properties recently sold in the same area, and section 76 of the regulation requires an opinion on value to be well founded and substantiated in keeping with the practices and rules of the profession. So ask for the comparative market analysis (CMA) in writing: sales used, dates, distances and adjustments.
In Laval, three checks apply to any CMA:
Beware of a price inflated to win the listing. According to the APCIQ’s “Le marché décodé” (October 2026), in Laval, from January to August 2026, the first asking price reduction on a single family home came after 44 days on average, with an average revision of -2.8%. A figure well above the comparables, with no document, is a warning sign; between two CMAs, compare the sales used. See should I overprice my house to leave room to negotiate in Laval?
Section 113 of the regulation prohibits advertising that contains a statistic without stating its source. Faced with a “number 1 in Laval”, ask: according to whom? Then:
Dollar volume also depends on the neighbourhood: the same number of sales at the Sainte-Dorothée median ($756,787) yields 58% more volume than at the Laval-Ouest median ($479,312).
For Google reviews, read the dates, the type of transaction and the neighbourhood: their number tells you how many people wrote, not how a sale like yours was handled.
Sections 23 and 24 of the Real Estate Brokerage Act require, for a mainly residential building with fewer than five dwellings or a condo unit, a written contract on the OACIQ’s mandatory form, formed only once signed. A verbal contract is null (section 26), and the client is bound only once they hold a copy (section 25). Centris places 5-unit buildings in its “plex of 2 to 5 units” category, but this chapter of the Act covers buildings with fewer than five: for a fiveplex in Chomedey or Laval-des-Rapides, ask which contract is being proposed.
