Best Real Estate Agent in Lanaudière? The Proof to Check Before You Sign

You type “best real estate agent in Lanaudière”, “best real estate broker in Lanaudière” or “best realtor Lanaudière”, and the results answer with claims: number one, top seller, award. In Quebec, those phrases have rules. Section 112 of the Regulation respecting brokerage requirements, professional conduct of brokers and advertising prohibits representations that are false, misleading, incomplete or that omit an important fact, notably about a broker’s competence. Under the OACIQ guideline on advertising, an ad must be truthful, verifiable and complete.

The question is what to check. In Lanaudière, the answer depends on the city. The region is not one market: Terrebonne, Repentigny and Mascouche are three, and Centris splits Terrebonne into three territories and Repentigny into two. Here are five pieces of proof to ask for, applied to those markets.

What the Lanaudière market asks of a broker: a city, not a region

Over the four quarters ending in Q3 2026, from October 2025 to September 2026, Centris publishes:

Centris territorySingle-family, median priceSingle-family homes soldCondo, median price
Terrebonne (Lachenaie)$670,725286$377,125
Terrebonne (Terrebonne sector, Old Terrebonne included)$615,437497$398,687
Mascouche$610,750490$365,187
Repentigny$595,750562$336,625
Repentigny (Le Gardeur)$564,000175$341,750
Terrebonne (La Plaine)$519,062270$333,000

Source: Centris real estate statistics for Lachenaie, Terrebonne, Mascouche, Repentigny, Le Gardeur, La Plaine and Lanaudière, Q3 2026, total of the last four quarters.

One city, two markets. Lachenaie and La Plaine both belong to Terrebonne, and $151,663 separates their single-family medians. The median for the whole region, $519,312, is almost La Plaine’s. Between Repentigny and Le Gardeur, the gap is $31,750.

Rules specific to each sector. Old Terrebonne (Vieux-Terrebonne) became a declared heritage site on May 20, 2026, according to the Répertoire du patrimoine culturel du Québec. In such a site, section 64 of the Cultural Heritage Act requires the minister’s authorization to repair or alter the exterior appearance, demolish, build or excavate. The City can also exercise a right of first refusal on lots listed in its by-law 870, notably in the Vieux-Terrebonne district. In Lachenaie, by-law 1001-374, in force since April 8, 2026, opens the former racetrack site to housing.

Water and costs. Repentigny borders the St. Lawrence and the L’Assomption River, Old Terrebonne the Mille Îles River. On July 30, 2026, the Communauté métropolitaine de Montréal wrote that the Quebec environment ministry was postponing indefinitely the new flood zone maps for these shorelines; the older maps remain valid until then. Terrebonne, Repentigny and Mascouche levy a 3% transfer duty on the portion above $500,000, but Terrebonne says the bill takes 3 to 6 months to arrive, while Repentigny makes it payable within 30 days of billing.

The five pieces of proof below check whether a broker knows these differences in your city.

Proof 1: the licence and the record in the OACIQ register

“Real estate agent” is not a title in Quebec: the title is real estate broker, as explained in Realtor, Broker, Agent in Quebec. The check stays the same.

The OACIQ’s Register of licence holders, free of charge, shows the licence number and category, the agency and its executive officer, a photo updated every five years, the courses taken in the current mandatory continuing education cycle and any mention of a suspension, conditions or restrictions. According to the OACIQ guideline on the register, it also shows administrative monetary penalties and upcoming hearings. During a suspension or after a revocation, no brokerage transaction is allowed.

Decisions of the discipline committee are public and free at citoyens.soquij.qc.ca. Read them to the end: the respondent may have been acquitted, or may only be a witness. Suspension notices are removed from the OACIQ site when the measure ends; the registry office answers at 450 462-9800 or greffes@oaciq.com.

Also compare the register with the sign, which must show the name on the licence and the agency (section 114 of the regulation). The register proves the right to practise, not knowledge of Lachenaie or Le Gardeur.

Proof 2: closed transactions in your sector, not signs

A sign proves a listing, not a sale. Ask for the list of transactions closed in the last 12 months: territory, property type, month, and the broker’s role on the seller’s or the buyer’s side. The sale price is not needed: the question is about the location and the type of property.

“Twelve sales in Lanaudière” may include no sale in Terrebonne or Repentigny. Measure the list against the territory’s activity (table above). Property type matters just as much: condo experience in Mascouche, where 274 condos sold over four quarters, says little about a plex in the Terrebonne sector, where 48 sold.

Then ask the question your address raises:

Benchmarks for each city are on the Terrebonne, La Plaine, Old Terrebonne, Repentigny and Mascouche pages. To judge the answer, see the third of the 5 questions to ask before hiring a real estate broker.

Proof 3: a price backed by a written CMA on sales in your sector

A comparative market analysis, or CMA, supports an asking price with recent comparable sales and with the competing properties on the market. A broker’s free evaluation is one: ask for it in writing, and read the comparables’ addresses first.

A CMA for La Plaine built on Lachenaie sales pulls the price toward a territory whose median is $151,663 higher; a CMA for Lachenaie that quotes the regional median pulls it down. Comparables come from the same territory, the same property type and a recent period, and each adjustment is explained: street, lot, renovations, connection to services.

The inflated price used to win the listing. A figure above the comparables, given without a written analysis, is only a promise. The price written in the brokerage contract is the one the advertising must show (section 112, paragraph 4): it has to be justified at signing.

The assessment roll is not the market. According to the City, Terrebonne’s 2026 to 2028 roll reflects the market on July 1, 2024, not 2026 sales. To check for yourself, see how to audit your neighbour’s comparables.

Proof 4: Google reviews, rankings and awards, and what they measure

A Google review tells one experience: read its date, its city and the type of transaction. Ten reviews about condo purchases in Laval say nothing about a sale in Repentigny. A ranking or an award measures what its author chose. Ask:

Dollar volume depends on the territory’s prices. With the same number of sales, a broker selling at Lachenaie’s median price, $670,725, adds up about 29% more volume than a broker selling at La Plaine’s median price, $519,062. A volume-based rank therefore also ranks sectors.

Proof 5: the brokerage contract, read before you sign

For a mainly residential building of fewer than five dwellings, a lot intended for residential construction or a condo, the Real Estate Brokerage Act sets rules (section 23):

A case specific to the region: Centris groups buildings of 2 to 5 dwellings as “plex”, and the Terrebonne sector sold 48 over four quarters. A five-unit building falls outside section 23: have the applicable rules confirmed before you sign.

Promises that should make you doubt

These checks also apply to the broker behind this site. Georges Matar is a residential real estate broker, licence J7941, verifiable in the OACIQ register, with RE/MAX DU CARTIER INC., 2820 boul. St-Martin Est, Laval. Ask him, as you would any broker, for the list of his closed transactions. For an address in Terrebonne, Repentigny or Mascouche, his method is the one in this guide: a written CMA on sales in the address’s Centris territory, and a contract read clause by clause before signing. Figures for each territory are in the Lanaudière real estate market by sector.

Frequently asked questions

How do I find the best real estate agent in Lanaudière?
Start with the city and the sector, not the region. Check the licence in the OACIQ register, ask for closed transactions in the Centris territory of your address (Lachenaie, La Plaine, Repentigny or Le Gardeur, for example), then for a written comparative market analysis based on sales in that same territory. Read the brokerage contract before you sign it.
Real estate agent or real estate broker in Lanaudière: what is the difference?
In Quebec, the title is real estate broker, and the licence is issued by the OACIQ. “Real estate agent” is the everyday term for the same person. Either way, the check is the same: a valid licence in the OACIQ register.
Are best broker rankings reliable?
A ranking measures what its author chose to measure: number of transactions, dollar volume, results within a network, over a given period. Ask for the criterion, the period and the territory. A regional rank says nothing about knowledge of a sector such as Old Terrebonne or Le Gardeur.
Why does the Lanaudière median price not apply to my house?
Because it combines very different markets. According to Centris, over the four quarters ending in Q3 2026, the regional single-family median is $519,312, but it is $670,725 in Lachenaie and $595,750 in Repentigny. A home’s price is set from comparable sales in its own sector.
