Best Real Estate Agent in Lanaudière? The Proof to Check Before You Sign

Real Estate 101

You type “best real estate agent in Blainville”, “best real estate broker in Blainville” or “best realtor Blainville”, and the results answer with claims: number one, awards. Yet in Quebec, section 112 of the Regulation respecting brokerage requirements, professional conduct of brokers and advertising prohibits any representation or advertising that is false, misleading, incomplete or that omits an important fact, notably regarding a broker’s competence and the effectiveness of the broker’s services. The OACIQ advertising guideline adds that all advertising must be truthful and verifiable.
A claim that cannot be verified therefore tells you nothing. Here are five proofs to ask for, applied to the Blainville market. “Real estate agent” is what people type, but the legal title in Quebec is real estate broker: it is the same person, as explained in realtor, broker, agent in Quebec.
A single-family market. Over the four quarters ending in Q3 2026, Centris counts 646 single-family sales in Blainville, against 159 condominiums and 44 plexes. Median single-family price: $762,625, against $567,487 for the Laurentians as a whole. In Q3 2026 alone (July to September), 148 single-family homes sold at a median price of $835,000, in 34 days on average, against 49 in the Laurentians.
A pace that changes with price. The APCIQ barometer groups Blainville with Lorraine and Rosemère in its sector 28. Over the 12 months ending in Q3 2026, every single-family price range there is rated “Seller”. But the $590,000 to $980,000 range clears in 2.6 months of inventory, while the $1,180,000-and-up range needs 7.1, with an average of 14 sales a month for 97 properties in inventory. The APCIQ places balance between 8 and 10 months.
Municipal rules of its own. In 2026, Blainville taxes the bracket from $315,000 to $750,000 at 1.5% and anything above $750,000 at 3%. For $850,000, the city publishes the calculation: $12,360.50 in transfer duties in 2026, against $16,153.50 in 2025, payable in a single instalment. Its current assessment roll reflects the market on July 1, 2023, and rose 50.43%.
Twelve districts, including Fontainebleau (district 1), Notre-Dame-de-l’Assomption (district 5) and Chante-Bois (district 6). A useful broker in Blainville compares a house with its neighbours in the same district, warns a high-end seller of a longer timeline and works out the transfer duties. The full figures are in the Blainville, Sainte-Thérèse and Boisbriand real estate market.
The register of licence holders is public and free. According to the OACIQ, it shows:
Its guideline on the register, updated May 27, 2026, adds upcoming disciplinary hearings and administrative monetary penalties. A suspended or revoked licence allows no brokerage transaction at all.
Disciplinary decisions are public and free on citoyens.soquij.qc.ca. Read each decision to the end, the OACIQ advises: the respondent may have been acquitted, and a name may appear as a witness. Since suspension notices are removed once the measure ends, the office of the discipline committee answers questions about a broker’s history: 450 462-9800, greffes@oaciq.com.
In Blainville, if the sign carries a team name, check in the register the person who will sign your contract.
A listing is a mandate, not a sale. Under the OACIQ guideline on completed transactions, a “Sold in collaboration” or “Purchased through” sign identifies a broker who worked on the buyer’s side, with the listing broker’s authorization. And “sold in x days” is counted from the signing of the brokerage contract to the fulfilment of all conditions.
So ask for the list of transactions closed in the last 12 months, with for each one:
The price will not be on it: the same guideline prohibits advertising the sale price of a sold property, or a percentage from which it can be deduced. Comparable sales belong to proof 3.
In Blainville, the nature of the transactions matters as much as their number: condominium sales do not demonstrate the same thing as a single-family home sold in Fontainebleau. And for a condominium, new supply counts too: from January to September 2026, CMHC recorded 576 housing starts in Blainville, including 534 apartments, against 223 a year earlier.
According to the OACIQ, to establish fair market value, the broker must notably carry out a comparative analysis with similar properties recently sold in the same area. Section 76 of the same regulation prohibits a broker from giving an opinion on the value of a property unless it is substantiated and reasoned according to the rules of the art. The comparative market analysis (CMA) is that reasoned opinion.
Ask for it in writing: comparables, date of each sale, area, year of construction, condition, adjustments.
Three traps specific to Blainville:
The inflated price to win the listing. A price announced well above the comparables, with no written analysis to support it, is a promise, not a proof. In the $1,180,000-and-up range of sector 28, at 7.1 months of inventory, buyers have time to compare. The reverse is regulated too: according to the OACIQ, listing at a price well below market value in order to create a bidding war is not permitted.
Google reviews. Google Maps policy prohibits reviews that are not based on a real experience and reviews that were paid for, in money or in kind. A review still does not tell you whether its author bought or sold in Blainville. Read the date, the detail, the type of transaction and the response to negative reviews.
Rankings and awards. A ranking measures what its author chose to count. Ask four questions:
And a “number 1 in Blainville” must have a source: section 113 of the same regulation prohibits advertising that contains a statistic without stating its source.
In Blainville, a single-family home, a condominium or a plex with fewer than five dwellings falls under chapter III of the Real Estate Brokerage Act:
Clause by clause: the listing brokerage contract in Quebec.
For the meeting itself: 5 questions you must ask before hiring a real estate broker.
The same checks apply to the broker behind this site. Georges Matar is a residential real estate broker, licence J7941, verifiable in the OACIQ register, working for RE/MAX DU CARTIER INC., 2820 boulevard St-Martin Est, Laval. Ask him, as you would any broker, for the list of his closed transactions. His method: a written CMA based on recent sales in your district, transfer duties worked out with Blainville’s 2026 rates, and the brokerage contract reviewed clause by clause before signing.
