Where to Buy in Montreal Right Now: A Neighbourhood Analysis

The question “where to buy in Montreal?” has no answer until another one is settled: what are you trying to optimize?

The best neighbourhood for a first-time buyer building equity is not the best neighbourhood for an investor seeking rental yield. Here is the analysis by objective.

For long-term appreciation

Rosemont-La Petite-Patrie

Rosemont has run up considerably, but the fundamentals remain solid: walkability, cycling infrastructure, excellent transit access. For a principal residence with a ten-year horizon or more, the area still holds.

Villeray

Just north of Rosemont, Villeray is catching up on appeal while holding slightly lower prices. Its commercial arteries have been transforming for several years. If Rosemont is nearing its peak, Villeray is still mid-curve.

Laval, Duvernay and Sainte-Rose sectors

Both are consistently undervalued relative to comparable neighbourhoods on the island. Duvernay offers large lots and good access to Highway 440. Sainte-Rose keeps a genuine village character with waterfront access.

Ville Saint-Laurent

The choice surprises people, but residential sectors near the new REM stations are well positioned to capture significant appreciation as transit access consolidates.

For rental income

Côte-des-Neiges

One of the most densely populated areas in Canada, with a constant flow of students, healthcare professionals and newcomers. Vacancy rates there are structurally low.

Verdun

Verdun’s transformation over the past decade is remarkable: waterfront revitalization, better transit, a younger demographic. Rental demand is strong and prices remain reasonable compared to neighbouring Notre-Dame-de-Grâce.

Areas to examine carefully

Parts of Pointe-aux-Trembles and Rivière-des-Prairies, given the distance from downtown and the absence of structural transit investment. These are not bad places to live, but the appreciation horizon is longer.

And a few pockets of Notre-Dame-de-Grâce trade above what current fundamentals justify.

The REM factor

The Réseau express métropolitain is changing the value equation in Greater Montreal in a way that has not yet fully materialized. Properties within walking distance of the new stations should see sustained appreciation as the network matures.

It is probably the most undervalued variable in the current market.
